<p>Are you feeling lost in the mortgage process? You’re not alone.</p>
<p>My clients often come to me feeling overwhelmed by the thought of getting a mortgage and what seems to be a complex process. They often tell me they’re confused and don’t know where to start. That’s why I guide them through the process step by step, so they can feel confident and secure in buying a home.</p>
<p>Take the first step by setting an appointment with a mortgage professional such as myself and gather required documents.</p>
<p>Two most recent pay stubs, two most recent asset statements, two most recent tax returns and W2&#8217;s, etc. to present during the pre-approval appointment, which help to assess your qualifications.</p>
<ul>
<li>During the appointment. I will be glad to answer all your questions and concerns about home loans as well as purchasing a home. I will also give you a rough estimate of your qualifications.</li>
<li>Assuming all documentation is complete and in order, I will issue a formal pre-approval letter within 24-48 hours.</li>
<li>Once pre-approved, you are then ready to go find the perfect place to call home.</li>
<li>As soon as your offer to purchase has been accepted and escrow opened, we will then need to begin working on getting your loan file ready for underwriting submission and your appraisal will be ordered (Underwriters are there to reconfirm qualifications by reviewing documents such as income stability, credit, property type/condition, and that the appraised value is acceptable prior to issuing an official loan commitment).</li>
<li>When I receive a loan commitment a few days later, there will always be loan conditions to the approval (Usually extra documentation needed to solidify qualifications)</li>
<li>As soon as the loan conditions have been gathered and the underwriter signs them off, then approx. 24-48 later the final loan documents will be drawn up and will need to be signed in the presence of a notary.</li>
<li>At that point, you will then be instructed to wire the funds needed to close on your purchase to title/escrow and we will officially close on your purchase within a day or two later.</li>
</ul>

<h1>FHA Home Loans</h1>
<p>FHA home loans are a great loan program for those with little down or with some past credit events. FHA home loans are insured by the Federal Housing Administration and offer a lot lower interest rates than a Conventional loan. Qualifying for an FHA home loan is easier than one would think as FHA loans are less restrictive when it come to their guidelines. The only drawback with FHA home loans is that the borrowers are required to finance an upfront mortgage insurance premium and pay a monthly mortgage insurance within their monthly mortgage payment. Whenever I assist borrowers with an FHA home loan, I make it very clear that the goal is to eventually refinance into a Conventional loan once the home has at least 20% equity to remove the mortgage insurance premium. Currently the minimum credit score for FHA loans is 580, which is less than perfect credit, the bankruptcy 7 waiting period is two years after discharge, and the foreclosure waiting period is only 3 years. One very important detail is that I&#8217;ve helped borrowers with an open BK-13 purchase a home, as long as we have a satisfactory 12-month payment history, of course meets all other FHA guideline requirements, and have permission from the court to purchase a home.
