Why You Should Use Your VA Loan Benefit

The VA loan is hands down the best mortgage loan there is. Here are some reasons why.

First, VA guarantees the loan for 100% of the appraised value of the property (technically, the loan is for the Notice of Value amount, which in most cases is the same thing). This guarantee means that the lender is willing to make the loan. The loan amount for 100% financing goes as high as the maximum amount in each county.

Veteran buyers do not have any county loan limits and can buy at whatever price point they can afford. This is huge! Which brings me to the next reason to get a VA loan:

There is no mortgage insurance. A buyer with a 700-credit score will pay about $400 per month for mortgage insurance if he puts 3% down on a conventional loan.

The rates are slightly lower in most cases. Also, underwriting standards are easier. Where conventional loans use debt-to-income ratios to qualify, VA loans mainly use “residual income.” This looks at how much money they actually have available each month after meeting normal expenses from their take-home pay. Conventional loans are typically capped at a 49% debt ratio (or thereabouts). VA loans can many times be approved above 60%-65% depending on the overall strength of the borrower.

When rates drop, refinancing is easy. VA loans offer a “streamline” refinance option, called an Interest Rate Reduction Refinance Loan (IRRRL). This allows the veteran borrower to reduce his or her rate with no appraisal, and very little underwriting of income. The primary criterion for approval is that the borrower has an acceptable payment history and that they are improving their position.

If a veteran wants to refinance and get cash out of his or her equity, there is no pricing adjustment for that process. A conventional loan will typically be about .25% higher in rate to get cash out.

For anyone who is a qualifying veteran, NOT getting a VA loan would be a costly mistake. We mainly service Chula Vista, Imperial Beach, Spring Valley, San Diego, El Cajon, La Mesa, Lakeside, Oceanside, Mira Mesa, National City, Escondido, Temecula, Murrieta, Menifee, Hemet, and surrounding areas.

Hope this helps!

VA Loan Hack How to Pay Off Your Home Faster

Owning a home is a major milestone, and for many Veterans and active-duty service members, the VA loan offers an incredible opportunity to achieve homeownership with zero down payment and competitive interest rates. But what if you could pay off your home even faster, saving thousands in interest and gaining financial freedom sooner? Here’s a smart VA loan hack that can help you do just that.

The Biweekly Payment Strategy

One of the simplest and most effective ways to pay off your mortgage faster is by switching from monthly payments to biweekly payments. Here’s how it works:

Instead of making 12 full payments per year, you make half a payment every two weeks.

Since there are 52 weeks in a year, this results in 26 half-payments, which equals 13 full payments per year—one extra payment annually.

This additional payment goes directly toward your principal, reducing your loan balance and interest over time.

How Much Can You Save?

Let’s say you have a $400,000 VA loan at a 5% interest rate for 30 years:

Monthly Payment: $2,147 (Principal & Interest)

Extra Payment Per Year: $2,147

Interest Savings Over Time: $40,000+

Pay Off Your Home 4-5 Years Early!

Over the life of the loan, this simple switch can save you tens of thousands of dollars in interest and help you own your home outright much sooner.

Other VA Loan Payoff Hacks

If you’re looking for even more ways to pay off your home faster, consider these strategies:

Make an Extra Payment When Possible

If biweekly payments don’t fit your budget, try making one additional payment per year or putting extra cash (like tax refunds or bonuses) directly toward your principal.

Refinance to a Lower Interest Rate

The VA Interest Rate Reduction Refinance Loan (VA IRRRL) allows Veterans to refinance at a lower rate, reducing monthly payments and making it easier to pay extra toward the principal.

Round Up Your Payments

Even rounding up your mortgage payment to the nearest hundred dollars can make a difference. For example, if your payment is $2,147, rounding it up to $2,200 consistently can shave years off your loan term.

4. Apply Windfalls Toward Your Mortgage

Whenever you receive extra income—whether it’s from bonuses, tax refunds, or side gigs—consider putting some or all of it toward your mortgage balance.

Common Mistakes to Avoid When Using a VA Loan

Not Understanding Eligibility Requirements:

VA loans have specific eligibility criteria, including length of service, discharge status, and other factors. Make sure you understand and meet the requirements before applying or reach out to a VA loan expert such as myself.

Not Getting Pre-Approved:

Getting pre-approved for a VA loan can give you a clear understanding of your budget and help you shop for homes within your price range. Skipping this step can lead to disappointment or wasting time looking at homes you can’t afford. Knowledge is power whenever you’re investing is real estate.

Skipping the VA Funding Fee:

The VA charges a funding fee on most VA loans, unless the borrower is exempt due to a service-connected disability of 10% or greater. While it’s possible to roll this fee into the loan, failing to account for it can affect your overall loan amount and monthly payments.

Overlooking Other Costs:

Beyond the funding fee, there are other costs associated with buying a home, such as closing costs, appraisal fees, and inspections. Make sure to budget for these expenses to avoid any surprises at closing.

Ignoring Credit Score and Debt-to-Income Ratio:

While VA loans are generally more flexible with credit requirements compared to conventional loans, having a good credit score and manageable debt-to-income ratio can still impact your loan approval and interest rate. Take steps to improve your credit score and lower your debt before applying for a VA loan.

Not Working with a VA Loan Specialist:

Working with a lender or loan officer who specializes in VA loans can be beneficial, as they understand the unique aspects of the program and can guide you through the process more effectively.

Forgetting to Consider Resale Value:

When buying a home with a VA loan, consider its resale value. Factors such as location, school districts, and neighborhood amenities can affect the home’s future marketability.

Not Budgeting for Maintenance and Repairs:

Owning a home comes with ongoing maintenance and repair costs. Make sure to budget for these expenses to avoid financial strain down the road.

Skipping the Home Inspection:

A home inspection is crucial for identifying any potential issues with the property. Skipping this step could leave you with unexpected repair costs after closing.

While purchasing a home can seem like a daunting task, my team and I are here to help simplify and reduce the stress during the process by explaining every step in great detail. We have been in mortgage industry for a very long time and specialize in VA loans.

VA loans are a fantastic option for Veterans looking to buy a home in the communities of Eastlake and Otay Ranch. They often come with more favorable terms than conventional loans, such as lower interest rates and more flexible credit requirements.
If you’re a veteran, it’s worth exploring VA loans and taking advantage of the benefits they offer. It’s a great way to make homeownership more achievable and affordable. There are many benefits to a VA loan and below are just a few of the many benefits:

VA loans come with several benefits that make them an attractive option for eligible veterans and active-duty service members:

No Down Payment: One of the most significant advantages is that VA loans often allow borrowers to purchase a home with no down payment, making homeownership more accessible.

Competitive Interest Rates: VA loans typically offer competitive interest rates, which can result in lower monthly mortgage payments compared to conventional loans.

No Private Mortgage Insurance (PMI): With most conventional loans, borrowers are required to pay for private mortgage insurance if they make a down payment of less than 20%. VA loans, however, do not require PMI.

Flexible Credit Requirements: VA loans may be more forgiving when it comes to credit requirements, making it easier for veterans with less-than-perfect credit to qualify.

Limited Closing Costs: The VA limits the closing costs that veterans can be charged, reducing the financial burden associated with closing on a home.

Assistance in Case of Financial Hardship: The VA provides support and assistance to borrowers facing financial difficulties, helping them avoid foreclosure.

Streamlined Refinancing Options: The Interest Rate Reduction Refinance Loan (IRRRL) allows veterans to refinance their existing VA loan to obtain a lower interest rate with minimal paperwork and hassle.

It’s important to note that while VA loans offer many advantages, eligibility criteria apply, and the specific terms may vary. If you’re a veteran considering a home purchase or refinance, it’s recommended to consult with a VA-approved lender to explore your options and ensure you meet the necessary requirements.

Veterans Can Purchase with Zero Down in San Diego

Here’s how the VA loan program generally works:

No Down Payment: The VA loan program typically allows eligible veterans, active-duty service members, and some members of the National Guard and Reserves to purchase a home with no down payment. This means you can finance 100% of the home’s purchase price.

Competitive Interest Rates: VA loans often offer competitive interest rates compared to conventional mortgages, making homeownership more affordable.

No Private Mortgage Insurance (PMI): Unlike some other loan programs, VA loans don’t require private mortgage insurance, which can save borrowers money each month.

Flexible Credit Requirements: While the VA doesn’t set a specific credit score requirement, lenders may have their own requirements. However, VA loans tend to be more flexible regarding credit qualifications.

Funding Fee: There is a one-time funding fee associated with VA loans. The amount of this fee can vary depending on factors such as your military service history, whether it’s your first VA loan, and your down payment amount (if any).

Loan Limits: VA loan limits have been eliminated. Now as long as you qualify for a certain sales price, you can buy with no money down.

Please note that the specific terms and conditions of VA loans may change over time. To get the most up-to-date information on VA loan programs and their terms, I recommend contacting a VA-approved lender in San Diego such as myself.

Also, keep in mind that eligibility for VA loans is based on your military service and other factors, so not all veterans may qualify. It’s important to work with a knowledgeable lender who can guide you through the application process and provide you with information about your eligibility and the specific terms available to you.

Why are VA Home Loans Better

VA loans are a type of mortgage loan that is guaranteed by the U.S. Department of Veterans Affairs. They are designed to help active-duty military members, veterans, and their families purchase homes with favorable terms and conditions. One of the biggest advantages of VA loans is that they typically require no down payment, which can be a significant hurdle for many homebuyers. Additionally, VA loans often have lower interest rates than other types of loans, which can result in substantial savings over the life of the loan. Another advantage of VA loans is that they have flexible eligibility requirements. In addition to active-duty military members and veterans, and some surviving spouses may also be eligible for VA loans.

One of the most significant benefits of VA loans is that they do not require private mortgage insurance (PMI). PMI is typically required for conventional loans when the borrower puts down less than 20% of the home’s value. By not requiring PMI, VA loans can save borrowers hundreds or even thousands of dollars each year. This can make a significant difference in the affordability of a home and can help borrowers build equity more quickly.

VA loans also offer flexibility with refinancing. Borrowers with VA loans may be able to refinance their mortgages through a streamline refinance program (VA IRRRL), which can help them lower their monthly payments and/or interest rates. Additionally, VA loans may be eligible for cash-out refinancing, which allows borrowers to take out additional funds against their home’s equity. This can be a useful tool for making home improvements, paying off debt, or covering other expenses.

FAQ: What are the hidden costs of buying & owning a home?

Great question! While these are estimates, they will give you a good idea of what to expect:

• One-time closing costs estimate: 2% of the home’s purchase price.

• Annual property taxes: 1.25% of your home’s value, unless there’s Mello Roos tax. *

• Annual homeowners’ insurance: anywhere from $90-$200 per month. *

*Property taxes and homeowners’ premiums will typically be added to your monthly mortgage payment. Keep this in mind as you play around with mortgage calculators — some account for taxes and insurance; others do not.

The best way to gauge your total costs of owning a home is to meet with a knowledgeable mortgage lender (me) :).

How Exactly Do Interest Rates Work

How exactly do interest rates work?

An interest rate is the “price” a lender charges a borrower for a home loan.

Interest rates rise and fall daily based on loan type (rates are typically lower for shorter-term loans), what the Feds are doing (the U.S. central bank), and, yes, inflation.

Wanna run the numbers to see what you could afford, or have other questions about buying or selling? D.M. me! I’d love to hear from you.
