Big News for Disabled California Veterans

California SB 296 Disabled Veterans Property Tax Exemption: What Veterans Need to Know for 2027

California SB 296 could provide significant property tax relief for qualifying 100% disabled Veterans beginning in 2027. For disabled Veterans who own homes in high-cost areas such as San Diego, Chula Vista, Oceanside, Riverside County and throughout California, this new law could substantially reduce the taxable value of their primary residence.

Governor Gavin Newsom signed California Senate Bill 296 (SB 296) on September 28, 2026. The legislation expands California’s Disabled Veterans’ Property Tax Exemption and is intended to help qualifying disabled Veterans remain in their homes by reducing their property tax burden. (Governor of California)

As a VA Loan Expert in San Diego, I believe this is an important change for California Veterans to understand, not only current homeowners, but also 100% disabled Veterans who are considering using their VA home loan benefit to purchase a home in California.

What Is California SB 296?

SB 296 is a California law expanding the property tax exemption available to qualifying disabled Veteran homeowners and certain qualifying surviving spouses.

The biggest change is the amount of a home’s value that may potentially be exempt from property taxation.

Beginning with qualifying property tax lien dates on or after January 1, 2027, SB 296 creates significantly larger exemptions than California’s previous Disabled Veterans’ Exemption.

For some qualifying Veterans, the exemption can equal 50% of the portion of a home’s full value up to $1 million.

For qualifying lower-income Veterans, the benefit can be even greater: 100% of the portion of the home’s full value up to $1 million.

This could make SB 296 especially valuable to disabled Veterans who own homes in higher-cost California real estate markets.

How Does the SB 296 50% Property Tax Exemption Work?

For qualifying disabled Veterans who do not fall within the lower-income category, SB 296 generally provides an exemption equal to:

50% of the portion of the property’s full value up to $1 million.

Here are simplified examples:

$600,000 home value:
Potential exemption = $300,000

$800,000 home value:
Potential exemption = $400,000

$1,000,000 home value:
Potential exemption = $500,000

$1,200,000 home value:
The 50% calculation is generally limited to the first $1 million, meaning the exemption could be up to $500,000 before considering future inflation adjustments and individual eligibility.

Does SB 296 Mean 50% Off Your Property Tax Bill?

Not necessarily.

This is an important distinction for California Veterans.

SB 296 should not simply be described as giving every qualifying Veteran “50% off their property taxes.”

The exemption reduces the amount of the property’s value that is subject to property taxation. The resulting dollar savings depend on the property’s taxable assessed value, applicable tax rate, ownership and other factors.

SB 296 Low-Income Disabled Veteran Exemption

One of the most significant provisions of SB 296 involves lower-income disabled Veterans.

The legislation establishes an income threshold of $83,474, with the threshold subject to adjustment for future assessment years.

For a qualifying Veteran whose household income does not exceed the applicable income limit, the exemption can equal:

100% of the portion of the property’s full value up to $1 million.

That is substantially different from the standard 50% calculation.

SB 296 Income Differences Explained

For qualifying Veterans, the basic distinction can be understood this way:

Household income of $83,474 or less:
Potential exemption of 100% of the portion of the home’s full value up to $1 million, subject to eligibility requirements and future adjustments to the income and value thresholds.

Household income above $83,474:
Generally, a potential exemption of 50% of the portion of the home’s full value up to $1 million, subject to the law’s requirements and certain provisions involving lower-valued properties.

Because these thresholds can be adjusted, Veterans should verify the applicable income limit for the tax year in which they apply.

Example: $800,000 California Home

Let’s look at a simplified example of why the income difference can matter.

Assume a qualifying disabled Veteran has a principal residence with a full value of $800,000.

Veteran Above the Low-Income Threshold

50% × $800,000 = $400,000 potential exemption

Instead of the entire $800,000 being considered under the example, $400,000 could potentially be exempt.

Veteran Meeting the Low-Income Requirement

100% × $800,000 = $800,000 potential exemption

The qualifying Veteran could potentially have the entire $800,000 value exempt under the new SB 296 framework.

The actual property tax savings will depend upon the Veteran’s eligibility, property assessment, ownership and local tax circumstances.

What Happens With a Home Worth More Than $1 Million?

This is particularly relevant in San Diego County, where many homes are valued above $1 million.

SB 296 does not mean that a $1.5 million home receives a $750,000 exemption under the standard 50% provision.

The calculation generally applies to the portion of the property’s full value up to $1 million.

For example, under the 50% provision:

$1,000,000 × 50% = $500,000 potential exemption.

The $1 million value threshold is subject to future adjustments as provided under the law.

For qualifying lower-income Veterans, the potential exemption can reach 100% of the first $1 million of full value.

Who Qualifies for SB 296 in California?

SB 296 does not provide this expanded exemption to every California Veteran.

The law concerns qualifying disabled Veteran homeowners and certain qualifying surviving spouses.

Among other requirements, the home generally must be the Veteran’s principal place of residence, and the Veteran must satisfy the applicable disability requirements.

Do You Have to Be 100% Disabled to Qualify for SB 296?

Veterans should pay particular attention to this requirement.

Having a VA service-connected disability rating does not automatically mean a Veteran qualifies for California’s Disabled Veterans’ Property Tax Exemption.

The exemption generally applies to Veterans meeting California’s statutory disability requirements, including qualifying Veterans rated 100% disabled or compensated at the 100% rate because of individual unemployability, subject to the state’s specific eligibility rules.

Veterans with disability ratings below the qualifying level should not assume that SB 296 applies simply because they receive VA disability compensation.

Your local California county assessor can determine eligibility for the property tax exemption.

When Does California SB 296 Take Effect?

Governor Gavin Newsom signed SB 296 on September 28, 2026 as part of legislation supporting California Veterans and servicemembers. (Governor of California)

The expanded property tax provisions are scheduled to apply beginning with qualifying lien dates on or after:

January 1, 2027

The expanded provisions are currently structured to operate through lien dates before January 1, 2032, unless subsequently changed by California law.

That makes 2027 an important year for disabled Veteran homeowners to understand the new exemption and determine whether they qualify.

Why SB 296 Is Especially Important for San Diego Veterans

The potential benefit of SB 296 can be particularly meaningful in San Diego County, where housing costs and property values can be substantial.

Veterans purchasing homes in areas such as:

San Diego

Chula Vista

La Mesa

El Cajon

Santee

Oceanside

Escondido

Imperial Beach

National City

Jamul

Riverside County

Imperial Valley

may want to understand the property tax benefits available to disabled Veterans before determining their homebuying budget.

A qualifying property tax exemption can potentially lower the ongoing cost of homeownership.

Can SB 296 Help a Disabled Veteran Buy a Home?

SB 296 is a property tax law rather than a mortgage program, but understanding potential property tax obligations is an important part of determining the overall cost of owning a home.

When purchasing with a VA home loan in San Diego or elsewhere in California, your mortgage payment is only one component of the total monthly housing expense.

Property taxes and homeowners insurance can also represent significant monthly expenses.

A qualifying disabled Veteran should therefore investigate available property tax exemptions when planning a home purchase.

Combining California Veteran Benefits With a VA Home Loan

For an eligible Veteran, the VA home loan program can already provide powerful homeownership benefits.

Depending on eligibility and the transaction, VA financing can offer benefits such as:

No down payment required

No monthly private mortgage insurance (PMI)

Competitive financing options

Flexible qualifying guidelines

The ability to use the VA home loan benefit more than once

Potential exemption from the VA funding fee for qualifying disabled Veterans

When a qualifying disabled Veteran also receives a California property tax exemption, the combination can make a meaningful difference in the overall cost of homeownership.

Frequently Asked Questions About California SB 296

What is SB 296 in California?

SB 296 is legislation signed in 2026 that expands California’s 100% Disabled Veterans’ Property Tax Exemption for disabled Veteran homeowners and certain surviving spouses.

When does SB 296 take effect?

The expanded exemption is scheduled to apply beginning with qualifying property tax lien dates on or after January 1, 2027.

How much is the SB 296 property tax exemption?

For qualifying Veterans, the exemption can generally equal 50% of the portion of a property’s full value up to $1 million.

Qualifying Veterans meeting the applicable lower-income requirement can potentially receive an exemption equal to 100% of the portion of the property’s full value up to $1 million.

What is the SB 296 low-income limit?

The legislation specifies a household income figure of $83,474, subject to adjustment for subsequent assessment years.

Does SB 296 eliminate property taxes for disabled Veterans?

For some qualifying lower-income disabled Veterans with homes valued within the applicable limit, the exemption could potentially cover 100% of the qualifying property value.

That does not mean every tax, assessment or charge associated with the property necessarily disappears.

Does a 70%, 80% or 90% disabled Veteran qualify for SB 296?

A VA disability rating by itself does not automatically establish eligibility. California has specific statutory disability requirements for the Disabled Veterans’ Exemption. Veterans should verify eligibility directly with their county assessor.

Does SB 296 apply to a second home or investment property?

The Disabled Veterans’ Exemption generally applies to the qualifying Veteran’s principal place of residence, rather than an ordinary second home or investment property.

Can a surviving spouse qualify?

Certain qualifying surviving spouses may be eligible under California’s Disabled Veterans’ Exemption rules, provided the applicable statutory requirements are satisfied.

Are you a Veteran, active-duty service member, or eligible military spouse looking to purchase a home in San Diego, CA? Your VA home loan benefit could be one of the most valuable tools available to help you achieve homeownership.

With the rising cost of housing throughout San Diego County, many military families believe they need tens of thousands of dollars saved before purchasing a home. However, a VA home loan may allow eligible borrowers to purchase a home with zero down payment, no monthly private mortgage insurance, and competitive interest rates.

As a dedicated mortgage professional with over 25+ years of experience, Andre Enriques Mortgage Banker – VA Loan Expert specializes in helping Veterans and military families navigate the homebuying process throughout San Diego, CA.

Whether you’re purchasing your first home, relocating to San Diego, upgrading to a larger property, or exploring your VA loan benefit for the second time, understanding your financing options can help you make an informed decision.

A VA home loan is a mortgage program backed by the U.S. Department of Veterans Affairs. It was created to help eligible Veterans, active-duty service members, and certain surviving spouses purchase, build, or refinance a home.

Unlike many traditional mortgage programs, VA loans offer several financial advantages that can make homeownership more accessible.

The VA guarantees a portion of the loan, reducing the lender’s risk and allowing participating mortgage lenders to offer favorable financing terms to qualified borrowers.

For eligible homebuyers in San Diego, a VA loan can provide an opportunity to purchase a home without having to save for a substantial down payment.

The VA Loan Advantage Most Veterans Never Fully Use

By Andre Enriques | VA Loan Expert | San Diego, California

If you’re a Veteran or active-duty service member thinking about buying a home, there’s something I want you to know:

Simply knowing that you qualify for a VA loan isn’t the same as knowing how to maximize it.

After more than 25 years in the mortgage industry and helping Veterans navigate VA financing, I’ve seen qualified buyers come to me believing they needed a large down payment, perfect credit, or that they could only use their VA benefit once.

In many cases, none of those assumptions were correct.

The VA home loan is one of the most powerful home financing benefits available to eligible Veterans and service members. But the real advantage isn’t simply getting a VA loan.

It’s understanding how to use the benefit strategically.

Your VA Loan Is More Than a “Zero-Down Loan”

Most Veterans have heard that a VA loan may allow them to purchase a home with no down payment.

That’s true. The Department of Veterans Affairs states that a VA-backed purchase loan can offer no down payment when the sales price does not exceed the home’s appraised value. VA also reports that nearly 90% of VA-backed home loans are made without a down payment.

But that’s only the beginning.

Eligible VA borrowers may also benefit from:

No monthly private mortgage insurance (PMI)

Competitive interest rates

Limits on certain closing costs

The possibility of seller-paid closing costs

No prepayment penalty

The ability to use the VA home loan benefit more than once

These features can make VA financing particularly valuable in higher-cost housing markets such as San Diego County and throughout California.

Myth #1: “I Used My VA Loan Already, So I’m Done”

This is one of the biggest misunderstandings I hear from Veterans.

The VA describes the home loan guaranty as a lifetime benefit that can be used multiple times.

Depending on your circumstances and remaining entitlement, it may even be possible to have more than one VA-backed loan at the same time.

That becomes especially important for military families who receive PCS orders or Veterans who purchased a home years ago and are now considering another property.

Don’t automatically assume that because you’ve used your VA loan once, you can’t use it again.

Have your entitlement reviewed first.

Myth #2: “I Need Perfect Credit”

VA establishes requirements for the program, but the private lenders making VA-backed loans also have their own underwriting standards.

That distinction matters.

A borrower who is turned down by one lender hasn’t necessarily been told that they are permanently ineligible for a VA loan.

Your income, debts, credit history, residual income, entitlement, property, and overall loan structure can all play a role.

This is one reason experience with VA financing matters.

Sometimes the question isn’t simply:

“Can I qualify?”

It’s:

“Is my loan being structured and evaluated correctly?”

Myth #3: “VA Loans Are Only for First-Time Buyers”

VA loans can be excellent for first-time homebuyers, but the benefit isn’t limited to them.

Eligible borrowers can use VA financing to purchase a primary residence even if they’ve owned homes previously, subject to VA and lender requirements.

The VA also allows eligible borrowers to use VA-backed purchase financing for several types of properties, including a single-family home, a condominium in a VA-approved project, and properties with up to four units.

That last option is especially interesting.

For the right borrower, purchasing a multi-unit property and occupying one of the units may provide an opportunity to combine homeownership with rental income potential.

A VA Loan Can Be a Wealth-Building Tool

I think this is where the conversation around VA loans needs to change.

We talk a lot about zero down.

We don’t talk enough about what zero down can allow a Veteran to do with their money.

Consider a Veteran purchasing a $750,000 home.

A 10% down payment would equal $75,000.

A 20% down payment would equal $150,000.

If an eligible Veteran can purchase using VA financing without making that large down payment, that doesn’t mean they should spend the money they saved.

It means they may have choices.

Those funds might remain available for emergency reserves, home improvements, investments, paying down other debt, or simply maintaining a stronger financial cushion after purchasing a home.

Whether zero down is the best financial decision depends on the individual borrower, but having the option is incredibly valuable.

The Lowest Rate Isn’t the Only Thing That Matters

When Veterans shop for a mortgage, it’s natural to ask:

“What’s your rate?”

It’s an important question—but it shouldn’t be the only question.

You should also understand:

What are my total closing costs?

Am I paying discount points?

Is there a lender credit?

How much cash will I need at closing?

What will my actual monthly payment be?

Does a temporary buydown make sense?

Are seller concessions available?

Am I using my VA entitlement effectively?

Could I qualify while keeping more money in reserves?

A mortgage should be evaluated as a complete financial structure, not as one number in an advertisement.

Buying a Home in San Diego With a VA Loan

San Diego is a unique VA market.

With our large military and Veteran community, VA financing is an important part of the local housing market.

But higher home prices also make proper planning especially important.

Before you start touring homes, I recommend understanding three numbers:

1. Your maximum qualification

This is what underwriting may allow you to borrow.

2. Your comfortable monthly payment

This is what fits your real-life budget.

3. Your ideal purchase price

This is where financing, monthly payment, cash requirements, taxes, insurance and your long-term goals come together.

Those three numbers aren’t always the same.

A good VA loan strategy isn’t about buying the most expensive home you can qualify for.

It’s about finding the financing structure that works for your life.

What If Another Lender Already Told You “No”?

Don’t automatically assume the conversation is over.

I’ve worked with borrowers who were discouraged after being told they didn’t qualify.

Sometimes there is a legitimate eligibility or underwriting issue that needs to be addressed. Other times, the borrower may benefit from another review of their income, credit, debts, residual income, entitlement or overall loan structure.

There are no guarantees that a second review will produce a different result.

But if you’re eligible for VA benefits and homeownership is your goal, understanding why the loan didn’t work is an important first step.

A denial should come with an explanation—not confusion.

The VA Benefit You Earned Deserves More Than a Cookie-Cutter Mortgage

VA loans aren’t conventional loans with a different label.

They have their own rules involving entitlement, residual income, occupancy, appraisals, property requirements, allowable fees and other considerations.

That’s why I believe Veterans should work with mortgage professionals who regularly handle VA financing.

My job isn’t simply to tell you whether you qualify.

It’s to help you understand your options so you can make an informed decision about whether buying, waiting, refinancing or using a different strategy makes sense for you.

VA Loans in San Diego, Chula Vista and Throughout California

I’m Andre Enriques, a mortgage professional and VA loan expert with more than 25 years of experience in the mortgage industry.

I work with Veterans, active-duty military members and eligible families throughout San Diego, Chula Vista, Imperial Beach, National City, La Mesa, El Cajon, Oceanside and communities across California.

If you’ve been wondering:

How much home can I afford with a VA loan?

Can I buy with zero down?

Can I use my VA loan for a second time?

Do I have remaining VA entitlement?

Can I qualify after another lender turned me down?

How can I reduce the cash I need to purchase a home?

La Mesa VA Loans

If you’re a Veteran, active-duty service member, or eligible surviving spouse considering buying a home in La Mesa, California, your VA home loan benefit may be one of the most valuable financial tools available to you.

As a VA Loan Expert serving La Mesa and San Diego County, I’ve spent more than 25 years in the mortgage industry helping Veterans understand their VA benefits and find a path toward homeownership.

One thing I’ve learned over the years is that many Veterans don’t realize just how powerful their VA home loan benefit can be.

Whether you’re purchasing your first home, moving to La Mesa, or already used a VA loan in the past, it’s worth understanding your options before deciding how to finance your next home.

Why Consider a VA Loan When Buying a Home in La Mesa?

VA loans were created to help eligible Veterans and service members achieve homeownership with favorable financing terms.

According to the U.S. Department of Veterans Affairs, a VA-backed purchase loan can offer qualified borrowers’ benefits including no down payment, no private mortgage insurance (PMI), competitive interest rates, limited closing costs, and no prepayment penalty.

Those advantages can be especially valuable for Veterans purchasing a home in La Mesa and the greater San Diego area, where preserving cash can be important.

You May Be Able to Buy With Zero Down

One of the biggest advantages of VA financing is the ability for qualified borrowers to purchase a home without making a down payment, provided the property’s sales price doesn’t exceed its appraised value and other VA and lender requirements are met.

Think about what that means.

With many traditional mortgage programs, a buyer may need to save thousands—or tens of thousands—of dollars before purchasing a home.

A qualified Veteran using VA financing may be able to keep more of that money available for savings, moving expenses, furnishings, emergencies, or other financial goals.

You earned this benefit through your service. Understanding how to maximize it matters.

No Monthly Private Mortgage Insurance

This is another major VA loan advantage that sometimes gets overlooked.

Many conventional borrowers putting less than 20% down may be required to pay private mortgage insurance. FHA financing also generally includes mortgage insurance.

A VA-backed purchase loan does not require monthly PMI or MIP.

That can make a meaningful difference when comparing the total monthly cost of different financing options.

When I work with a Veteran buying a home in La Mesa, I don’t simply look at the interest rate. I look at the entire financing structure to determine which option makes the most sense for that Veteran’s situation.

VA Loans May Offer Competitive Interest Rates

VA-backed mortgages often offer competitive interest rates because the Department of Veterans Affairs guarantees a portion of the loan. The VA specifically lists competitive rates and potentially better terms among the benefits of its home loan program.

Your actual rate will depend on the lender, market conditions, credit profile, loan structure and other factors.

That’s why Veterans should compare the entire loan—not simply an advertised interest rate.

Sellers Can Help With Certain Costs

Another potentially valuable VA benefit is the ability to structure seller-paid costs.

The VA allows sellers or builders to provide credits toward certain buyer closing costs. VA rules also permit seller concessions within specified limits.

Depending on the transaction and negotiations, this can potentially reduce the amount of money a Veteran needs to bring to closing.

This is one reason having both an experienced VA lender and VA-knowledgeable real estate agent can be so important.

The financing and purchase contract should work together.

Your VA Loan Benefit Isn’t Necessarily a One-Time Benefit

One of the biggest VA loan myths I hear is:

“Andre, I already used my VA loan. Can I use it again?”

Potentially, yes.

The VA confirms that eligible borrowers may be able to use their VA home loan benefit again after selling or refinancing a property purchased with a VA-backed loan.

There can also be situations involving remaining or restored entitlement that deserve a closer look.

So don’t assume you’re no longer eligible simply because you’ve used a VA loan before.

Let an experienced VA lender review your Certificate of Eligibility and entitlement first.

VA Loans Aren’t Only for First-Time Homebuyers

You don’t have to be a first-time buyer to use a VA loan.

VA financing can be an excellent option for both first-time and repeat homebuyers.

In fact, Veterans may be able to use VA financing for several eligible property types, including a single-family residence, a condominium in a VA-approved project, and properties containing up to four units when VA occupancy and other requirements are satisfied.

That creates opportunities beyond simply purchasing a traditional single-family home.

What About the VA Funding Fee?

Many VA loans include a one-time VA funding fee.

The amount can vary based on factors such as the type of loan, whether you’ve previously used your VA benefit and the amount of your down payment.

However, some Veterans and other eligible borrowers are exempt from paying the VA funding fee, including certain Veterans receiving VA compensation for service-connected disabilities and certain eligible surviving spouses.

The funding fee can generally be financed into the VA loan rather than paid entirely out of pocket at closing.

This is another area where I carefully review a Veteran’s eligibility before structuring the loan.

Buying a Home in La Mesa With a VA Loan

La Mesa gives homebuyers access to the broader San Diego region while offering its own established neighborhoods and housing options.

But buying a home isn’t just about finding the right property.

The financing matters just as much.

Before you start touring homes, I recommend getting fully pre-approved and understanding:

Your VA loan eligibility

Your Certificate of Eligibility (COE)

How much home you can comfortably afford

Estimated monthly payment

Current VA loan options

Your available VA entitlement

Estimated cash needed to close

Potential seller credits or concessions

Whether a temporary buydown or other strategy makes sense

How your VA offer can be structured competitively

The VA requires eligible borrowers to obtain a Certificate of Eligibility, meet applicable VA and lender credit and income requirements, and intend to occupy the property as their home.

Don’t Assume You Won’t Qualify

I’ve worked with many Veterans over the years who initially believed they couldn’t purchase a home.

Sometimes they were worried about their credit.

Sometimes they didn’t think they made enough money.

Others had previously been told they couldn’t qualify.

And some simply didn’t understand their VA entitlement.

Don’t disqualify yourself before having an experienced VA loan professional review your situation.

VA underwriting is different from conventional financing, and understanding concepts such as residual income, entitlement and VA-specific guidelines can make a significant difference.

Why Working With a VA Loan Expert Matters

Not every mortgage professional works with VA loans every day.

VA loans have unique guidelines involving entitlement, Certificates of Eligibility, residual income, allowable fees, property requirements, funding-fee exemptions and other considerations.

Experience matters.

I’ve spent more than 25 years in the mortgage industry and have made helping our military Veterans one of the primary focuses of my business.

My goal isn’t simply to get a Veteran pre-approved.

It’s to help you understand your benefit, structure your financing properly and make the homebuying process as straightforward as possible.

Who you work with matters—especially with a VA loan.

Looking for a VA Loan in La Mesa, California?

If you’re a Veteran, active-duty service member or eligible surviving spouse considering buying a home in La Mesa or anywhere in San Diego County, I’d be honored to help you explore your VA home loan options.

Whether you’re:

Buying your first home • Using VA financing again • Moving within San Diego County • Trying to determine your remaining entitlement • Previously denied for a mortgage • Or simply wondering how much home you may qualify for

Let’s start with a conversation.

There’s no reason to guess about your eligibility or buying power when we can review the numbers and create a plan.

VA Loans in San Diego

For Veterans, active-duty service members, and eligible military families looking to purchase a home in San Diego, the VA home loan benefit can be one of the most powerful mortgage programs available.

San Diego is home to a large military and Veteran community, and I believe those who have served our country deserve to understand every advantage they’ve earned through their VA home loan benefit.

My name is Andre Enriques, and after more than 25 years in the mortgage industry, helping Veterans successfully use their VA loan benefit continues to be one of the most rewarding parts of my business.

Whether you’re purchasing your first home, moving to a larger home, relocating to San Diego, or wondering whether you can use your VA loan benefit again, understanding your options can make a significant difference.

What Is a VA Home Loan?

A VA home loan is a mortgage benefit available to eligible Veterans, active-duty service members, and certain surviving spouses.

The loan itself is generally provided by a private lender, while the U.S. Department of Veterans Affairs guarantees a portion of the loan. That guaranty allows approved lenders to offer qualified borrowers favorable financing terms.

According to the Department of Veterans Affairs, nearly 90% of VA-backed home loans are made with no down payment.

That can be especially valuable in a higher-cost housing market like San Diego.

Buy a San Diego Home With Zero Down

One of the biggest advantages of a VA loan is the possibility of purchasing a home with no down payment.

A conventional buyer purchasing an expensive San Diego property may need tens of thousands of dollars just for the down payment.

An eligible Veteran using VA financing may be able to finance 100% of the home’s purchase price, subject to qualification and VA requirements.

Instead of spending years trying to accumulate a large down payment, Veterans may be able to become homeowners sooner while keeping more of their savings available for emergencies, moving expenses, improvements, or other financial goals.

No Monthly Private Mortgage Insurance

This is another major VA loan advantage.

Many conventional borrowers putting less than 20% down are required to pay private mortgage insurance, commonly called PMI. FHA financing generally includes mortgage insurance as well.

VA loans don’t require monthly PMI or FHA-style monthly mortgage insurance.

That can make a substantial difference in the monthly housing payment.

For San Diego Veterans comparing different mortgage programs, it’s important to look beyond just the interest rate. The total monthly payment and total cost of financing matter too.

VA Loans Can Offer Competitive Interest Rates

VA-backed loans can also provide favorable interest-rate terms compared with some traditional financing options. The VA specifically identifies potentially better terms and interest rates as one of the benefits of its purchase-loan program.

Your actual rate will depend on the lender, market conditions, credit profile, loan structure and other factors, so Veterans should compare their complete loan options rather than assume every VA lender offers the same deal.

VA Loans Can Be Especially Valuable in San Diego

San Diego is not an inexpensive housing market. That’s one reason understanding VA financing can be so important for local military families.

Here’s something many Veterans don’t realize:

Veterans with full VA entitlement aren’t subject to a VA county loan limit for purposes of determining how much they can borrow without a down payment.

That doesn’t mean a Veteran can borrow an unlimited amount. You still must qualify based on factors such as income, debts, credit, assets, and the property’s appraised value. But the VA confirms that borrowers with full entitlement don’t have a VA loan limit simply because of the size of the mortgage.

That’s an important distinction in a higher-priced market such as San Diego County.

You Can Use Your VA Home Loan Benefit More Than Once

One of the biggest VA loan myths I hear is:

“I already used my VA loan, so I can’t use it again.”

That isn’t necessarily true.

Your VA home loan benefit is not simply a one-time benefit.

Depending on your situation, your entitlement may be restored after a previous VA loan is paid off and the property is sold. There are also situations where a Veteran may have remaining entitlement available even while another VA loan exists.

This is where working with someone who understands VA entitlement and bonus entitlement becomes extremely important.

Before assuming you can’t use your VA benefit again, have your Certificate of Eligibility and entitlement reviewed.

You Don’t Need Perfect Credit to Explore a VA Loan

Another misconception I regularly hear from Veterans is:

“My credit isn’t perfect, so I probably won’t qualify.”

Don’t automatically count yourself out.

The Department of Veterans Affairs itself does not establish a minimum credit score for VA-backed home loans, although individual lenders may establish their own credit requirements.

VA underwriting also looks at the borrower’s overall financial picture.

I’ve worked with many buyers over the years who initially believed homeownership wasn’t possible. Sometimes the answer isn’t “no”—it’s simply determining what needs to happen next.

Even if you’re not ready today, developing a strategy can put you on the path toward becoming ready.

VA Loans Can Help First-Time Homebuyers

Many of the Veterans I work with are purchasing their first home.

The process can feel overwhelming:

How much home can I afford?

How much money will I need?

What credit score do I need?

How does my VA entitlement work?

What is a Certificate of Eligibility?

What happens during the VA appraisal?

These are exactly the questions a knowledgeable VA lender should help you answer before you start making offers.

The VA itself recently highlighted the VA-guaranteed loan as an important option for first-time military and Veteran homebuyers and encourages Veterans to understand the benefit and home-buying process before purchasing.

Sellers Can Pay Certain Closing Costs

VA financing also provides flexibility regarding certain closing costs and seller-paid expenses.

The VA lists limited closing costs and the ability for sellers to pay certain costs as benefits of the VA purchase loan program.

Depending on the transaction and current market conditions, we can evaluate whether negotiating seller assistance makes sense.

The goal isn’t simply getting your offer accepted.

The goal is structuring the transaction intelligently, so you understand your cash required, monthly payment, and long-term financing strategy.

VA Loans Don’t Have a Prepayment Penalty

VA-backed purchase loans also don’t impose a penalty for paying the mortgage off early.

That gives homeowners additional flexibility if they later sell the property, pay additional principal, or decide another financial strategy makes sense.

Your VA Loan Benefit Can Be a Wealth-Building Tool

I encourage Veterans to think about the VA loan as more than simply a way to get a mortgage.

It can be a tool for building long-term wealth through homeownership.

Instead of waiting years because you believe you need a huge down payment, your VA eligibility could potentially allow you to purchase sooner.

And because the VA benefit may be used again when eligibility and entitlement requirements are satisfied, understanding how entitlement works can become part of a longer-term real estate strategy.

Why Working With a VA Loan Expert Matters

VA loans have guidelines that differ significantly from conventional financing.

Entitlement, residual income, occupancy requirements, VA appraisals, funding-fee exemptions, seller concessions and other VA-specific rules can affect how a transaction should be structured.

That’s why I believe who you work with matters.

I’ve spent more than 25 years in the mortgage business and have helped Veterans and military families navigate the home-buying process throughout San Diego County.

My goal isn’t simply to provide a mortgage.

It’s to make sure Veterans understand the benefit they’ve earned and know how to use it effectively.

VA Loans Throughout San Diego County

I assist Veterans and military families looking for VA home financing throughout San Diego, Chula Vista, Imperial Beach, National City, La Mesa, El Cajon, Santee, Lakeside, Spring Valley, Jamul, Mira Mesa, Oceanside, Escondido and communities throughout San Diego County.

Whether you’re stationed in the San Diego area, transitioning out of the military, relocating, or have lived here for years, we can review your VA eligibility and determine what home-buying options may be available.

Thinking About Buying a Home With Your VA Loan Benefit?

You served our country and earned an incredible home loan benefit.

Don’t leave that benefit on the table because you aren’t sure how it works.

If you’re thinking about buying a home in San Diego, let’s start by answering three questions:

How much home can you comfortably afford?
How much cash will you actually need?
How can we maximize your VA home loan benefit?

Even if you’re months away from buying, starting the conversation early can give you time to prepare and put yourself in a stronger position when the right home comes along.

VA Loan for First Time Homebuyers

Buying your first home is exciting, but it can also bring a lot of questions.

How much money do I need? Can I buy with no down payment? What credit score do I need? How much can I qualify for? Should I talk to a lender before looking at homes?

For Veterans, active-duty service members, and other eligible military borrowers, there is another important question:

Should I use my VA home loan benefit to buy my first home?

In many situations, the answer may be yes.

The VA home loan can be one of the most powerful home financing options available to eligible first-time homebuyers. It can provide qualified borrowers with the opportunity to purchase a home with no down payment, no monthly private mortgage insurance (PMI), and flexible qualifying guidelines.

I’m Andre Enriques Mortgage Banker – VA Loan Expert serving San Diego, Chula Vista, and surrounding Southern California communities. With more than 25 years of mortgage experience, I’ve helped thousands of Veterans navigate the home loan process.

If you’re a first-time homebuyer and don’t know where to begin, that’s completely fine.

That’s where the process should start—with education, not pressure.

What Is a VA Loan for a First-Time Homebuyer?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs and available to eligible Veterans, active-duty service members, and certain other qualifying borrowers.

The VA doesn’t typically lend the money directly. Instead, private lenders make the mortgage, and the VA guarantees a portion of the loan.

One of the great things about the VA home loan benefit is that you don’t need previous homeownership experience to use it.

In fact, the VA loan can be especially valuable for a first-time homebuyer because it may eliminate one of the biggest obstacles to homeownership:

Saving for a large down payment.

Can a First-Time Homebuyer Get a VA Loan With Zero Down?

For eligible borrowers with sufficient VA entitlement, a VA loan may allow you to purchase a home with 100% financing and no down payment.

That’s a significant advantage.

Consider a Veteran looking at a $600,000 home.

A conventional loan requiring 5% down would mean a $30,000 down payment before considering other closing expenses.

With eligible VA financing, the required down payment could potentially be:

$0.

That doesn’t necessarily mean you’ll need zero dollars to purchase a home. There may still be closing costs, prepaid expenses, inspections, deposits, and other expenses associated with buying a property.

But eliminating a large down payment can dramatically change the homeownership equation for a first-time buyer.

Do VA Loans Have PMI?

VA loans do not require monthly private mortgage insurance (PMI).

This is another major advantage for eligible first-time homebuyers.

Many low-down-payment conventional mortgages require mortgage insurance when the buyer finances more than a certain percentage of the home’s value.

VA financing works differently.

A VA funding fee may apply depending on your circumstances, although certain eligible Veterans and service members may be exempt.

Not having monthly PMI can help reduce the monthly cost of financing compared with certain other low-down-payment options.

What Credit Score Does a First-Time VA Homebuyer Need?

Here’s an important VA loan fact:

The Department of Veterans Affairs does not establish one universal minimum credit score for every VA-guaranteed mortgage.

Individual lenders may establish their own credit requirements.

This is why you shouldn’t automatically assume you can’t qualify because your credit isn’t perfect.

I’ve spoken with many potential homebuyers who waited to apply because they thought they needed a 700, 740, or even higher credit score.

You don’t need perfect credit just to have a conversation about your options.

If there are credit issues preventing you from qualifying today, the next step is understanding what those issues are and developing a plan for addressing them.

How Much Can I Afford With a VA Loan?

This is one of the most important questions to answer before you start looking at homes.

Your qualification can depend on several factors, including:

Income

Employment history

Monthly debts

Credit profile

Residual income

VA entitlement

Current interest rates

Property taxes

Homeowners insurance

HOA fees, if applicable

Other financial obligations

The maximum amount a lender may approve and the monthly payment you’re personally comfortable making aren’t necessarily the same number.

I believe first-time buyers should understand both.

Before you begin seriously shopping for homes, we can review your finances and establish a comfortable target price range.

What Is VA Residual Income?

VA loans look at something called residual income.

Residual income is essentially the amount of money remaining after certain major monthly obligations are considered.

The VA uses residual income as another measure of a borrower’s ability to handle the financial responsibilities associated with homeownership.

This is one of the areas where VA financing differs from many other mortgage programs and another reason why working with someone experienced in VA lending can be helpful.

Should I Get Pre-Approved Before Looking at Homes?

Yes. Getting pre-approved should generally be one of your first steps.

A VA loan pre-approval can help answer questions such as:

How much home could I potentially qualify for?

What might my monthly payment look like?

How much money could I need at closing?

Are there credit or income issues that should be addressed first?

Do I have sufficient VA entitlement?

What price range should I give my real estate agent?

The goal is to identify potential issues before you find the home you love.

That’s why I tell first-time Veteran buyers:

Get your financing strategy in place before you start seriously shopping.

What Is a VA Certificate of Eligibility?

Your Certificate of Eligibility, commonly called a COE, helps establish your eligibility for the VA home loan benefit and provides important information regarding your entitlement.

Many first-time buyers aren’t sure how to obtain their COE.

That’s okay.

You don’t have to figure everything out by yourself before contacting a VA lender.

As part of the VA loan process, your eligibility and entitlement can be reviewed so you have a better understanding of your available benefit.

Can a VA Loan Cover Closing Costs?

A zero-down VA loan doesn’t automatically mean there are no closing costs.

However, VA financing provides options that can potentially help with certain costs.

Depending on the transaction and applicable VA requirements, sellers may be able to pay certain closing costs and provide allowable concessions.

How an offer is structured can therefore be important.

This is where communication between your VA lender and real estate agent becomes especially valuable.

The goal isn’t simply getting an offer accepted.

It’s structuring a transaction that makes financial sense for you.

What Types of Homes Can I Buy With a VA Loan?

VA financing may be used to purchase eligible properties that will generally serve as the borrower’s primary residence.

Depending on VA requirements and the individual property, this can include various types of homes.

Property eligibility matters because VA financing has requirements related to the condition and use of the property.

If you’re considering a condominium, for example, there can be additional VA considerations.

Before assuming a particular property will work with VA financing, it’s smart to have the property reviewed with your lender and real estate professional.

Are VA Loans Harder to Get Accepted by Sellers?

This is one of the biggest concerns I hear from Veterans.

Some buyers have been told that sellers don’t want VA financing.

VA transactions can absolutely compete successfully.

A strong pre-approval, knowledgeable real estate agent, experienced VA lender, clear communication, and properly structured offer can all make a difference.

A Veteran shouldn’t automatically give up an earned home loan benefit because of outdated misconceptions about VA financing.

Can I Use My VA Loan Benefit Again After My First Home?

Yes, potentially.

This is one of the most misunderstood VA loan benefits.

Your VA home loan benefit isn’t necessarily a one-time benefit.

Depending on your individual circumstances, entitlement may potentially be restored and reused.

Some Veterans may also have remaining entitlement available while another VA-backed mortgage is outstanding.

So your first VA home purchase doesn’t necessarily have to be your last.

For some Veterans, understanding how entitlement works can become part of a longer-term homeownership and real estate strategy.

VA Loans for First-Time Homebuyers in San Diego

Buying your first home in San Diego County can present unique affordability challenges.

Home prices, property taxes, HOA fees, insurance, interest rates, and other expenses can all affect your buying power.

This makes preparation especially important.

I work with first-time Veteran homebuyers throughout communities including:

San Diego, Chula Vista, Imperial Beach, National City, La Mesa, El Cajon, Santee, Spring Valley, Lakeside, Oceanside, Escondido, and surrounding Southern California areas.

If you’re stationed in San Diego, transitioning from military service, relocating to the area, or already living here and thinking about purchasing your first home, understanding your VA benefit is a great place to start.

Why Work With a VA Loan Expert?

VA loans aren’t just conventional mortgages with a different name.

VA financing has unique guidelines involving:

VA entitlement

Certificates of Eligibility

Residual income

VA appraisals

Funding fees and exemptions

Seller concessions

Occupancy

Property eligibility

Refinancing

Restoring and reusing entitlement

That’s why who you work with matters.

A lender may offer VA loans without making VA financing a major part of their business.

My primary goal is to help Veterans understand the benefit they earned and determine how it can fit into their homeownership plans.

First-Time VA Homebuyer Frequently Asked Questions

Is a VA loan good for a first-time homebuyer?

For eligible borrowers, a VA loan can be an excellent first-time homebuyer option because it may provide 100% financing, no monthly PMI, and other benefits.

Do first-time VA buyers need a down payment?

Qualified borrowers with sufficient VA entitlement may be eligible to finance 100% of the home’s purchase price, subject to VA and lender requirements.

Do I need perfect credit for a VA loan?

No. The VA does not establish one universal minimum credit score for all VA-guaranteed loans, although individual lenders may establish their own requirements.

Can I use a VA loan in San Diego?

Yes. Eligible borrowers can use VA financing to purchase qualifying properties in San Diego, Chula Vista, and other communities throughout San Diego County.

Can I use a VA loan more than once?

Potentially, yes. VA home loan entitlement can be reusable depending on your individual circumstances.

Should I speak with a VA lender before a real estate agent?

You can speak with either first, but getting your financing reviewed early is extremely valuable. A strong pre-approval gives you and your real estate agent a better understanding of your buying power before you begin making offers.

What if another lender already told me I don’t qualify?

A previous denial doesn’t prevent you from having your situation reviewed again. The important thing is understanding why the loan wasn’t approved and whether another approach or future plan may be available.

Your First Step Doesn’t Have to Be Buying a Home

If you’re a Veteran thinking about buying your first home, you don’t have to be ready to purchase tomorrow.

You don’t need to know all the VA guidelines.

And you don’t need to have everything figured out before speaking with me.

Your first step can simply be a conversation.

I’m Andre Enriques, and I’ve spent more than 25 years in the mortgage industry helping homebuyers, with VA home loans being one of my primary areas of expertise.

If you’re a first-time Veteran homebuyer in San Diego, Chula Vista, or the surrounding area, I’d be happy to review your situation, explain your VA benefit, and help you understand your next steps.

Ready to find out what your VA home loan benefit could do for you?

Contact Andre Enriques today for a VA home loan consultation or pre-approval.

VA loan eligibility, financing, rates, terms, and approval are subject to VA requirements and lender underwriting guidelines. Not all borrowers will qualify. Examples are for educational purposes and do not represent a commitment to lend.

VA Loan Expert San Diego

If you’re a Veteran, active-duty service member, or eligible military homebuyer looking to purchase a home in San Diego or Chula Vista, choosing a lender who truly understands VA financing can make a major difference.

I’m Andre Enriques Mortgage banker – VA Loan Expert with more than 25 years of experience in the mortgage industry, with a strong focus on helping Veterans and military families understand and use their VA home loan benefits.

Over the years, I’ve helped thousands of Veterans navigate the mortgage process, overcome financing challenges, and work toward homeownership.

VA loans aren’t simply another loan program I offer. They are one of my primary areas of expertise.

Whether you’re buying your first home, moving to a larger home, relocating to San Diego County, refinancing an existing VA mortgage, or wondering whether you can use your VA entitlement again, my goal is simple:

Give you straightforward answers, explore every available option, and make the VA loan process as easy to understand as possible.

Looking for a VA Loan Expert in San Diego?

San Diego County has one of the largest military and Veteran communities in the country. With such a strong military presence, Veterans have plenty of options when searching for a mortgage lender.

But there’s an important distinction:

Offering VA loans and specializing in VA loans are not necessarily the same thing.

VA financing has unique requirements involving entitlement, residual income, VA appraisals, property eligibility, funding fees, seller concessions, occupancy requirements, and other guidelines.

Working with an experienced San Diego VA loan lender can be especially important when your loan doesn’t fit neatly into a standard scenario.

My experience includes helping Veterans with situations involving:

VA purchase loans

VA loans with zero down payment for eligible borrowers

First-time Veteran homebuyers

VA Interest Rate Reduction Refinance Loans (VA IRRRL)

VA cash-out refinancing

VA bonus and remaining entitlement

Veterans using their VA benefit more than once

Veterans purchasing after previously using VA entitlement

VA loans with higher debt-to-income ratios

Credit challenges

VA loans involving non-Veteran co-borrowers

Active-duty military homebuyers

Eligible Reservists and National Guard members

Veterans relocating to San Diego County

Every Veteran’s situation is different. That’s why I believe the conversation should begin with understanding your goals, rather than trying to fit you into a predetermined loan.

VA Loans in Chula Vista: Local Experience Matters

Chula Vista continues to be a popular community for military families, Veterans, first-time homebuyers, and people working throughout the greater San Diego area.

If you’re searching online for a VA Loan Expert in Chula Vista, VA lender in Chula Vista, or information about VA home loans in Chula Vista, I would be happy to help you understand your options.

One of the biggest misconceptions I hear is that buying a home requires a huge down payment.

For eligible Veterans, that may not be the case. You may qualify for 100% financing.

Key VA Loan Benefits

The VA home loan program can offer significant benefits to eligible borrowers, including:

Potential for 100% financing
Eligible Veterans may be able to purchase a home with no down payment, subject to VA eligibility, entitlement, lender requirements, and property qualification.

No monthly private mortgage insurance
Unlike many low-down-payment conventional and FHA financing options, VA loans do not require monthly private mortgage insurance.

Competitive financing
VA-backed mortgages can offer attractive financing terms for qualified borrowers.

Flexible qualifying guidelines
VA financing takes a broader look at a Veteran’s overall financial situation, including residual income.

Reusable benefit
One of the biggest VA loan myths is that you can only use your benefit once. VA entitlement may be restored or reused, and some Veterans may even have remaining entitlement available while another VA loan is outstanding.

That’s an important reason to speak with someone who understands VA entitlement before assuming you aren’t eligible.

“I Was Told I Don’t Qualify for a VA Loan.”

This is one of the conversations I take especially seriously.

I’ve spoken with Veterans who believed they couldn’t purchase a home because another lender told them no.

Sometimes that answer is correct. Other times, the Veteran’s financial picture simply needs a closer look.

A previous denial doesn’t automatically mean you should give up on homeownership.

There may be issues involving credit, debt-to-income ratios, residual income, entitlement, employment history, or another part of the application that needs to be evaluated.

I believe Veterans deserve a clear explanation.

If you aren’t currently in a position to qualify, I want you to understand why and what steps may help you move closer to your goal.

Do You Need Perfect Credit for a VA Loan?

No.

Another common misconception is that Veterans need perfect credit before speaking with a lender.

The VA itself does not establish a universal minimum credit score for all VA-guaranteed loans, although individual lenders and loan programs may establish their own credit requirements.

Instead of assuming your credit isn’t good enough, have your complete financial situation reviewed.

Even when someone isn’t ready today, there may be a path forward.

Can You Use a VA Loan More Than Once?

Potentially, yes.

This is one of the VA loan questions I hear most often.

Your VA home loan benefit is not necessarily a one-time benefit.

Depending on your entitlement and circumstances, you may be able to restore your entitlement after selling a previous property, reuse your VA benefit later, or potentially have enough remaining entitlement to obtain another VA-backed mortgage.

This can become complicated quickly, which is why understanding your Certificate of Eligibility (COE) and available entitlement is so important.

If you’ve used a VA loan before, don’t automatically assume you can’t use one again.

First-Time Veteran Homebuyers in San Diego

Buying your first home can feel overwhelming.

Pre-approval. Credit. Income documentation. Closing costs. Inspections. Appraisals. Interest rates. Real estate contracts.

That’s a lot to process, especially if nobody has taken the time to explain it.

My approach with first-time Veteran homebuyers is education first.

Before you start seriously shopping for homes, I want you to understand:

Approximately how much you may qualify for

Your estimated monthly housing payment

How much cash you may need for closing

How VA financing works

What your Certificate of Eligibility means

What to expect from the VA appraisal

Which properties may qualify

What could potentially create problems during underwriting

What happens between pre-approval and closing

A strong VA pre-approval isn’t simply a letter.

It’s preparation.

Why Experience With VA Loans Matters

Mortgage guidelines can be complicated. VA loans have their own rules, terminology, and qualifying requirements.

When an issue comes up during a transaction, experience matters.

After more than 25 years in the mortgage business, I’ve worked through many different lending environments and borrower situations.

My goal isn’t simply to get someone pre-approved.

It’s to help structure a loan correctly from the beginning, communicate throughout the transaction, identify potential problems early, and work toward getting the Veteran to the closing table.

Who you work with matters—especially with a VA home loan.

VA Home Loans Throughout San Diego County

Although San Diego and Chula Vista are major areas I serve, I help eligible Veterans and military homebuyers throughout San Diego County, including communities such as:

San Diego, Chula Vista, Imperial Beach, National City, La Mesa, El Cajon, Santee, Spring Valley, Lakeside, Oceanside, Escondido, and surrounding Southern California communities.

Whether you’re stationed in the San Diego area, transitioning out of the military, already a Veteran, or relocating to Southern California, I’m available to help you better understand your VA home financing options.

San Diego VA Mortgage Lender

If you’re a Veteran, active-duty service member, or eligible surviving spouse looking to buy a home in San Diego, choosing the right San Diego VA mortgage lender can make a major difference in your homebuying experience.

VA home loans aren’t just another mortgage program. They come with unique eligibility requirements, entitlement rules, appraisal requirements, residual-income guidelines, and benefits that an experienced VA lender should understand.

I’ve spent more than 25 years in the mortgage industry helping homebuyers, with VA home loans being one of my primary areas of expertise.

My goal isn’t simply to get Veterans a mortgage.

It’s to help Veterans understand and maximize the home loan benefit they’ve earned through their service.

Why VA Loans Can Be So Powerful in San Diego

San Diego has a strong military community, and for eligible borrowers, the VA home loan can be one of the most powerful ways to purchase a primary residence.

Some of the major potential benefits include:

$0 down payment for qualified borrowers

No monthly private mortgage insurance (PMI)

Competitive interest rates

Flexible qualification guidelines

Limits on certain closing costs

No prepayment penalty

The ability to potentially use the VA benefit more than once

These advantages can be especially meaningful in a housing market like San Diego, where accumulating a large traditional down payment can be challenging.

Do VA Loans Have a Maximum Loan Amount in San Diego?

This is an important question, especially with San Diego home prices.

For Veterans with full VA entitlement, VA doesn’t impose a home loan limit. However, the borrower must still financially qualify for the mortgage, and the lender determines what the borrower can afford based on factors such as income, debts, assets and credit history.

That’s an important distinction.

Having VA eligibility doesn’t mean someone automatically qualifies for an unlimited mortgage.

But it does mean that eligible Veterans with full entitlement shouldn’t automatically assume they need a large down payment simply because they’re purchasing a higher-priced San Diego home.

Your VA Loan Benefit Can Potentially Be Used More Than Once

Another misconception I regularly encounter is:

“I already used my VA loan, so I can’t use it again.”

That isn’t necessarily true.

VA entitlement can potentially be restored and reused. Veterans with remaining entitlement may also have options depending upon their individual situation.

If you currently have a VA loan or you’ve had one in the past, don’t assume your benefit is gone.

Have an experienced VA mortgage lender review your Certificate of Eligibility (COE) and entitlement.

What Is a VA Certificate of Eligibility?

Your Certificate of Eligibility tells a participating lender that you’ve met the service-related eligibility requirements for the VA home loan benefit.

The VA currently provides three ways to request a COE: online, through a participating lender, or by mail.

I believe this is something that should be reviewed early in the process.

Before you start seriously shopping for a San Diego home, you want to understand your eligibility, entitlement and financing options.

Does the VA Require Perfect Credit?

No.

In fact, the Department of Veterans Affairs itself doesn’t establish a minimum credit score for VA-backed home loans, although individual lenders may establish their own credit requirements.

That’s why I encourage Veterans not to disqualify themselves before speaking with someone.

I’ve talked to borrowers who assumed they couldn’t purchase because their credit wasn’t perfect, their debt-to-income ratio seemed too high, or another lender had previously told them no.

Every situation deserves to be evaluated individually.

Sometimes the answer is no.

Sometimes it’s not yet.

And sometimes there may be another solution that simply wasn’t explored.

Why Working With an Experienced San Diego VA Mortgage Lender Matters

VA financing has rules and features that are different from Conventional and FHA financing.

Your lender should understand areas such as:

VA entitlement: How much entitlement is available and whether previous VA loan usage affects the new transaction.

Residual income: VA underwriting looks beyond a traditional debt-to-income calculation and considers the income remaining for household expenses.

VA appraisal requirements: The VA appraisal is an important part of the transaction, but it’s not the same as a home inspection. The VA specifically advises borrowers of this distinction.

Funding fee exemptions: Some eligible Veterans and surviving spouses may be exempt from paying the VA funding fee.

Seller concessions and closing costs: Properly structuring the purchase can make a meaningful difference in the amount a Veteran need to bring to closing.

Communication: In a competitive real estate market, your lender needs to communicate with you, your real estate agent, the listing side, escrow and the other parties involved.

Don’t Choose Your VA Lender Based Only on an Advertised Rate

Interest rate matters. Absolutely.

But it shouldn’t be the only factor you consider.

When comparing San Diego VA mortgage lenders, ask:

How much experience do you have with VA loans?

What are my total lender fees and closing costs?

Can you explain my VA entitlement?

How quickly can I get fully pre-approved?

Who will communicate with my real estate agent?

What happens if an underwriting issue comes up?

Will I have direct access to the person handling my loan?

A mortgage can look great on a quote sheet and still become a nightmare if the lender can’t execute.

Who you work with matters.

Buying Your First Home with a VA Loan in San Diego

Many Veterans using their VA benefit are also first-time homebuyers.

If that’s you, don’t feel like you’re supposed to understand the entire process before calling a lender.

That’s our job.

I believe the process should start with education.

We’ll look at your income, credit, debts, assets, COE and overall financial picture. From there, we can determine what you may qualify for and, just as importantly, what monthly payment you’re comfortable carrying.

VA eligibility alone doesn’t guarantee mortgage approval. VA confirms that borrowers must still satisfy applicable lender and VA requirements involving areas such as income, credit and occupancy.

The goal shouldn’t be to buy the most expensive house you can possibly qualify for.

The goal is to make a smart homeownership decision that works for you and your family.

Already Have a VA Loan? You May Have Refinancing Options

VA financing isn’t limited to purchasing a home.

Eligible borrowers with an existing VA loan may be able to use a VA Interest Rate Reduction Refinance Loan (VA IRRRL) when appropriate, while VA also offers a VA-backed cash-out refinance option subject to applicable requirements.

Whether refinancing makes financial sense depends on your individual circumstances, costs, current mortgage and available terms.

Serving San Diego’s Veteran and Military Community

San Diego is a unique housing market, particularly for military families who may be dealing with PCS orders, deployment schedules, changing duty stations or deciding whether buying makes more sense than renting.

That’s where local knowledge combined with VA loan experience becomes valuable.

Whether you’re looking to purchase in San Diego, Chula Vista, Coronado, Imperial Beach, National City, La Mesa, El Cajon, Santee, Oceanside, or another San Diego County community, I want you to understand your options before making a decision.

Looking for a San Diego VA Mortgage Lender?

If you’re considering using your VA home loan benefit, I’d be happy to help you determine what your options may look like.

You don’t need to have perfect credit.

You don’t need to know everything about VA loans.

And you shouldn’t assume you don’t qualify without having your situation reviewed.

Let’s start with a conversation.

I’ll help you understand your VA eligibility, review your financing options, answer your questions and create a game plan for purchasing your San Diego home.

Veterans Before You Talk to a Lender

If you’re a Veteran, active-duty service member, or eligible surviving spouse thinking about buying a home in San Diego County or Chula Vista, there’s something I want you to understand before you start talking to lenders:

Not every mortgage lender has the same level of experience with VA home loans.

The VA home loan is one of the most valuable home financing benefits available to eligible Veterans and service members. But having the benefit and knowing how to maximize it are two very different things.

I’ve spent more than 25+ years in the mortgage industry, with VA home loans being a major part of what I do. Over the years, I’ve spoken with Veterans who believed they couldn’t buy a home because of something they were previously told.

Sometimes the answer isn’t simply “You don’t qualify.”

Sometimes the better question is:

“Have we looked at every available option?”

You May Be Able to Buy With $0 Down

This is probably the best-known VA loan benefit, but it’s still worth emphasizing.

Qualified borrowers may be able to purchase a home with no down payment. The VA explains that its guaranty allows participating private lenders to offer favorable terms, including the possibility of purchasing without a down payment.

That can allow a Veteran to keep money available for savings, moving expenses, emergencies, improvements, or other financial priorities.

However, $0 down doesn’t necessarily mean $0 out of pocket. Closing costs, prepaid expenses and other transaction costs still need to be considered. I work with a team of Veteran advocate Realtors who can in most cases get the sellers to cover your closing costs.

VA Loans Don’t Require Monthly Private Mortgage Insurance

With many low-down-payment conventional mortgages, borrowers may have monthly private mortgage insurance.

A VA-backed loan doesn’t require monthly mortgage insurance.

That distinction can have a significant effect on the monthly housing expense, which is why Veterans should compare the entire mortgage payment and total loan costs, not simply an advertised interest rate.

Your VA Benefit Isn’t Necessarily a One-Time Benefit

This is one of the biggest misconceptions I hear.

Using your VA home loan benefit once doesn’t automatically mean you’re finished with it forever.

Depending upon your circumstances and available entitlement, VA eligibility may be restored or reused. Some Veterans may even have remaining entitlement after a previous VA loan.

If you’ve used your VA benefit before, don’t automatically assume you can’t use it again.

Have your entitlement reviewed.

Get Your Certificate of Eligibility Reviewed

Your Certificate of Eligibility, or COE, verifies to a lender that you meet the service-related eligibility requirements for the VA home loan benefit.

Your COE can also provide important information about your entitlement and funding-fee status.

The good news is that you don’t necessarily have to figure this out yourself. I can obtain the COE on your behalf electronically.

Getting the COE reviewed early can help you understand where you stand before you start seriously shopping for a home.

VA Eligibility Doesn’t Automatically Mean Loan Approval

This is an important distinction.

Being eligible for a VA home loan benefit isn’t the same thing as being approved for a particular mortgage.

The lender still evaluates factors such as:

Credit history

Income and employment

Existing monthly obligations

Overall ability to repay the mortgage

VA residual-income requirements

Property and occupancy requirements

This is another reason a thorough preapproval is so important.

You want to know what you can realistically afford before falling in love with a property.

Don’t Assume Your Credit Has to Be Perfect

One of the most frustrating things I hear from prospective homebuyers is:

“I thought my credit wasn’t good enough, so I never applied.”

Don’t disqualify yourself.

A lender needs to evaluate your entire financial profile. If something is preventing you from qualifying today, understanding the problem gives you an opportunity to develop a plan for addressing it.

A “not yet” can be very different from a permanent “no.”

Understand the VA Funding Fee Before You Buy

Many VA borrowers pay a one-time VA funding fee. The amount can depend on factors including whether you’ve used the VA benefit previously and the amount of your down payment.

However, certain Veterans, service members and surviving spouses are exempt from the VA funding fee.

For example, some Veterans receiving VA compensation for a service-connected disability may qualify for an exemption.

Your lender should review your COE and circumstances to determine whether a funding fee applies to your transaction.

The VA Appraisal Isn’t the Same Thing as a Home Inspection

This is another distinction every VA buyer should understand.

A VA appraisal helps establish the property’s value and evaluates it against applicable VA property requirements.

It is not a substitute for a professional home inspection.

An inspection can give you much more detailed information about the condition of the home.

Knowing the difference before making an offer can help you make a more informed decision.

Don’t Choose a Mortgage Based on Interest Rate Alone

Of course, the interest rate matters.

But it’s not the only thing that matters.

When comparing lenders, look at the bigger picture:

What are the lender fees? What are the total closing costs? Is the lender responsive? Do they understand VA guidelines? Can they clearly explain your options? Will they communicate with your real estate agent? And do they have experience solving VA loan challenges?

Get Fully Prepared Before You Start Shopping for a home

One of the best things you can do is speak with a knowledgeable lender before touring homes.

A good VA loan conversation should help you understand:

What price range makes sense?

What might your monthly payment look like?

How much cash should you have available?

What does your COE show?

Are there any credit or qualification issues we should address first?

How can your financing be structured appropriately for your situation?

That’s what a meaningful preapproval process should accomplish.

Veterans: Don’t Leave Your Benefit on the Table

You earned your VA home loan benefit through your service.

Take the time to understand it.

Ask questions.

Don’t automatically assume you need a large down payment. Don’t assume one lender’s answer is necessarily the only possible answer. Don’t assume that because you’ve previously used your VA loan benefit, you can’t use it again.

And most importantly, don’t be afraid to ask for a second opinion when something doesn’t make sense.

I’ve spent decades helping borrowers navigate mortgage financing, and one of my biggest priorities when working with Veterans is education. I want you to understand your options so you can make an informed decision for yourself and your family.

If you’re considering purchasing a home in San Diego, Chula Vista, or elsewhere in California and want to understand how your VA home loan benefit may work for your situation, reach out.

Let’s start with a conversation, review your options, and determine the best path forward.

Why More Veterans Are Buying Now Instead of Waiting

By Andre Enriques | VA Loan Expert

Every week I speak with Veterans who tell me the same thing.

“We’re waiting for interest rates to come down.”

I completely understand. Buying a home is one of the biggest financial decisions you’ll ever make.

But here’s what many Veterans don’t realize…

Waiting for lower interest rates may actually cost more than buying today.

The VA Home Loan Is One of the Strongest Mortgage Benefits Available

Military service earned you one of the best home financing programs in the country.

The VA Home Loan offers benefits that many conventional buyers simply don’t have access to, including:

Zero down payment for qualified Veterans

No monthly mortgage insurance (PMI)

Competitive interest rates

Flexible credit guidelines

Limited closing costs

Ability to use your benefit more than once

Seller concessions that can reduce your out-of-pocket expenses

These advantages often allow Veterans to purchase a home sooner than they expected.

Today’s Market Is Creating New Opportunities

The housing market has changed.

Instead of competing against dozens of buyers, many markets are seeing:

More homes available

Longer listing times

More motivated sellers

Increased opportunities for negotiations

More seller-paid closing costs

Temporary interest rate buydowns

For Veterans, these changes can create significant savings.

Many sellers are willing to contribute toward closing costs or help reduce your monthly payment through temporary buydown programs.

Waiting for Lower Rates Isn’t Always the Best Strategy

Interest rates receive the headlines.

Home prices determine your investment.

If rates decline significantly, many experts expect buyer demand to increase again. More buyers usually mean:

More competition

Multiple-offer situations

Higher home prices

Fewer seller concessions

Many Veterans are choosing to purchase the right home today and refinance later if rates improve.

Thanks to the VA Interest Rate Reduction Refinance Loan (IRRRL), refinancing can often be a simple option when market conditions improve.

You Don’t Need Perfect Credit

One of the biggest misconceptions is believing you need excellent credit before speaking with a lender.

That’s simply not true.

Many Veterans qualify with credit profiles they assumed weren’t strong enough.

Even if you’re not ready today, knowing exactly what needs improvement gives you a clear plan toward homeownership.

You May Have More VA Loan Benefits Than You Think

Many Veterans believe they have already used their VA benefit.

In reality, you may still qualify if you:

Already own a home

Previously used your VA loan

Have remaining entitlement

Want to purchase another primary residence

Have restored your entitlement

Every situation is different, which is why it’s important to review your eligibility with someone who specializes in VA loans.

Why Choosing the Right VA Lender Matters

Not every lender understands VA financing the same way.

Working with a lender who focuses on VA loans can help you:

Understand all of your available benefits

Structure your loan properly

Avoid unnecessary delays

Maximize seller concessions

Explore payment-saving options

Receive guidance from pre-approval through closing

The right advice at the beginning of the process can make a tremendous difference.

Start With Information, Not Pressure

Whether you’re planning to buy next month or next year, the first step is simply understanding your options.

A quick conversation can answer questions like:

How much can I qualify for?

How much money do I need?

Is now the right time for me?

What would my monthly payment look like?

Can I improve my buying power?

There is absolutely no obligation, just honest guidance so you can make an informed decision.
