<p>Are you feeling lost in the mortgage process? You’re not alone.</p>
<p>My clients often come to me feeling overwhelmed by the thought of getting a mortgage and what seems to be a complex process. They often tell me they’re confused and don’t know where to start. That’s why I guide them through the process step by step, so they can feel confident and secure in buying a home.</p>
<p>Take the first step by setting an appointment with a mortgage professional such as myself and gather required documents.</p>
<p>Two most recent pay stubs, two most recent asset statements, two most recent tax returns and W2&#8217;s, etc. to present during the pre-approval appointment, which help to assess your qualifications.</p>
<ul>
<li>During the appointment. I will be glad to answer all your questions and concerns about home loans as well as purchasing a home. I will also give you a rough estimate of your qualifications.</li>
<li>Assuming all documentation is complete and in order, I will issue a formal pre-approval letter within 24-48 hours.</li>
<li>Once pre-approved, you are then ready to go find the perfect place to call home.</li>
<li>As soon as your offer to purchase has been accepted and escrow opened, we will then need to begin working on getting your loan file ready for underwriting submission and your appraisal will be ordered (Underwriters are there to reconfirm qualifications by reviewing documents such as income stability, credit, property type/condition, and that the appraised value is acceptable prior to issuing an official loan commitment).</li>
<li>When I receive a loan commitment a few days later, there will always be loan conditions to the approval (Usually extra documentation needed to solidify qualifications)</li>
<li>As soon as the loan conditions have been gathered and the underwriter signs them off, then approx. 24-48 later the final loan documents will be drawn up and will need to be signed in the presence of a notary.</li>
<li>At that point, you will then be instructed to wire the funds needed to close on your purchase to title/escrow and we will officially close on your purchase within a day or two later.</li>

<p>VA home loan calculator is great but are not always accurate and can be found on various websites such as VA.gov, Bankrate.com, and Zillow.com. These calculators allow you to input information such as your income, credit score, and the price of the home you are interested in purchasing to estimate your potential loan amount, monthly payment, and other costs associated with a VA home loan. Many times, a VA home loan calculator can be misleading as they tend to quote inaccurate interest rates or incorrect property tax and Insurance amounts. It&#8217;s important to note that these calculators are only estimates and actual loan terms may vary. It&#8217;s always best to consult with a VA approved lender (such as myself) for a more accurate assessment. The average turn time for a full pre-approval is 24-48 hours from the point when a fully completed credit application is received and all required documentation is provided.</p>

<p>A pre-approval is a detailed process in which a lender evaluates a potential borrower&#8217;s creditworthiness (in accordance with the VA Guidelines) and provides a pre-approval letter indicating the maximum loan amount for which the borrower may be approved. There are several benefits to obtaining a pre-approval for a home loan:</p>

<p>It&#8217;s important to take note that a pre-approval is not a guarantee to lend, and final approval is subject to a property appraisal and the lender&#8217;s underwriting guidelines. I feel that the most important attributes of a Realtor are that he or she possess excellent negotiating skills, they pay close attention to every detail of your needs and wants, that they answer their phone most of the time and/or respond to text/phone calls promptly, and that you work with someone who genuinely for your best interest.</p>
