<h2>Why You Should Use Your VA Loan Benefit</h2>
<p>The VA loan is hands down the best mortgage loan there is. Here are some reasons why.</p>
<p>First, VA guarantees the loan for 100% of the appraised value of the property (technically, the loan is for the Notice of Value amount, which in most cases is the same thing). This guarantee means that the lender is willing to make the loan. The loan amount for 100% financing goes as high as the maximum amount in each county.</p>
<p>Veteran buyers do not have any county loan limits and can buy at whatever price point they can afford. This is huge! Which brings me to the next reason to get a VA loan:</p>
<p>There is no mortgage insurance. A buyer with a 700-credit score will pay about $400 per month for mortgage insurance if he puts 3% down on a conventional loan.</p>
<p>The rates are slightly lower in most cases. Also, underwriting standards are easier. Where conventional loans use debt-to-income ratios to qualify, VA loans mainly use &#8220;residual income.&#8221; This looks at how much money they actually have available each month after meeting normal expenses from their take-home pay. Conventional loans are typically capped at a 49% debt ratio (or thereabouts). VA loans can many times be approved above 60%-65% depending on the overall strength of the borrower.</p>
<p>When rates drop, refinancing is easy. VA loans offer a &#8220;streamline&#8221; refinance option, called an Interest Rate Reduction Refinance Loan (IRRRL). This allows the veteran borrower to reduce his or her rate with no appraisal, and very little underwriting of income. The primary criterion for approval is that the borrower has an acceptable payment history and that they are improving their position.</p>
<p>If a veteran wants to refinance and get cash out of his or her equity, there is no pricing adjustment for that process. A conventional loan will typically be about .25% higher in rate to get cash out.</p>
<p>For anyone who is a qualifying veteran, NOT getting a VA loan would be a costly mistake. <p>Are you struggling to decide where to invest your hard-earned money for the best returns?</p>
<p>As it turns out, investing in a home could give you better returns than your 401k. This has been proven time and time again. <p>So, why is investing in real estate so great? Here are 5 reasons:</p>

<p>It’s true. Buying a home is a life-changing decision — and one no one should take lightly. If you’re thinking of buying, my advice is to gather as much info as you can from friends, family members, and industry experts like me!</p>
<p>Top of the list is getting prepared by securing a mortgage.</p>
<p>Then&#8230;</p>
<p>Make the decision after you&#8217;ve learned more about a mortgage if you want to buy.  Here are the pros and cons of renting vs. buying.</p>
<p>PROS AND CONS OF BUYING</p>
<p>Pros: Build equity, fixed monthly payment, tax benefits, can remodel and customize, stability</p>
<p>Cons: down payment required (in most cases), upkeep and maintenance costs, property taxes, HOA fees, not easy to move</p>
<p>PROS AND CONS OF RENTING</p>
<p>Pros: Upkeep and maintenance costs covered, no property taxes, avoid market fluctuations, easy to move</p>
<p>Cons: Won’t build equity, rent may increase, no tax benefits, can&#8217;t remodel or customize, pets may not be allowed (sniff, sniff).</p>
<p>&nbsp;</p>
<p>No matter where you find yourself in life, it’s never too early or too late to begin investing in real estate, even if you only have a few hundred dollars to start with.</p>

<h1>VA loans in Chula Vista</h1>
<p>VA loans in Chula Vista are a great home loan option for qualified Veterans. This loan product allows for the purchase of a home with no money down and we offer competitive interest rates. Below is a brief outline of the process:</p>
<h2>How to Get Approved for VA Loans</h2>
<p>Set an appointment with a VA loan Specialist such as myself and gather required documents (such as VA certificate of eligibility), DD214 or statement of service, most recent pay stubs, asset statements, tax returns, Etc.) to present during the pre-approval appointment, which help to assess qualifications.</p>
<ul>
<li>During the appointment. I will be glad to answer all your questions and concerns about VA Loans as well as purchasing a home. I will also give you a rough estimate of your qualifications.</li>
<li>Assuming all documentation is complete and in order, I will issue a formal pre-approval letter within 24-48 hours.</li>
<li>Once pre-approved, you are then ready to go find the perfect place to call home.</li>
<li>As soon as your offer to purchase has been accepted and escrow opened, we will then need to begin working on getting your loan file ready for underwriting submission and VA appraisal ordered (Underwriters are there to reconfirm qualifications by reviewing documents such as; income stability, credit, termite report/clearance, and that the appraised value is acceptable prior to issuing an official loan commitment).</li>
<li>When I receive a loan commitment a few days later, there will always be loan conditions to the approval (Usually extra documentation needed to solidify qualifications)</li>
<li>As soon as the VA loan conditions have been gathered and the underwriter signs them off, then approx. 24-48 later the final loan documents will be drawn up and will need to be signed in the presence of a notary.</li>
<li>At that point, you will then be instructed to wire the funds needed to close on your purchase to title/escrow and will officially close on your purchase within a day or two later.</li>
</ul>
