<p>Hot off the press!!! FHA just announced the reduction of the monthly mortgage insurance premium!! This is great news for FHA buyers because this will give homebuyers more home buying power and monthly savings. FHA monthly mortgage insurance premium will be reduced from .85% down to .55% for loan amounts at or below $726,200. Now for FHA high balance loans with loan amounts between $726,200 and $977,500 in San Diego County, the monthly mortgage insurance premium will also be reduced from 1.05% down to .75%. These changes are set to take effect on FHA loans submissions registered on or after March 20th, 2023 however, we will implement these changes on February 27th, 2023. These reductions are based on the minimum of 3.5% down payment but below is the full list of other MIP amounts depending on down payment and term of the loan. FHA’s annual MIP is calculated as a percentage of the outstanding loan balance. For example, an outstanding loan balance of $200,000 with a 50 basis point (0.5%) annual MIP, would yield an annual MIP amount of $1,000.</p>

<h1>FHA Home Loans</h1>
<p>FHA home loans are a great loan program for those with little down or with some past credit events. FHA home loans are insured by the Federal Housing Administration and offer a lot lower interest rates than a Conventional loan. Qualifying for an FHA home loan is easier than one would think as FHA loans are less restrictive when it come to their guidelines. The only drawback with FHA home loans is that the borrowers are required to finance an upfront mortgage insurance premium and pay a monthly mortgage insurance within their monthly mortgage payment. Whenever I assist borrowers with an FHA home loan, I make it very clear that the goal is to eventually refinance into a Conventional loan once the home has at least 20% equity to remove the mortgage insurance premium. Currently the minimum credit score for FHA loans is 580, which is less than perfect credit, the bankruptcy 7 waiting period is two years after discharge, and the foreclosure waiting period is only 3 years. One very important detail is that I&#8217;ve helped borrowers with an open BK-13 purchase a home, as long as we have a satisfactory 12-month payment history, of course meets all other FHA guideline requirements, and have permission from the court to purchase a home. <p>Do I qualify for a home loan? I&#8217;m sure you or someone you know have asked themselves this question. Over the past 21+ years I have been helping borrowers all over Chula Vista and San Diego find the answer to this common question. Qualifying for a home loan is much easier than one would think. We offer FHA &amp; VA loans to borrowers with credit scores as low as 580, as long as they have been employed in a full-time permanent position for at least two years, have filed their income taxes for the past two years, have shown the ability to pay their current rent, credit cards, and car loans in a timely manner, and earn enough to qualify for their current debt and a home loan with a debt-to-income ratio between 55%-60% max of their gross monthly income. There are of course certain loopholes that allow us to overcome these requirements on a case-by-case basis. <h1><strong>Waiting periods after bankruptcy and foreclosure.</strong></h1>
<p>Waiting periods after bankruptcy and foreclosure. There are many different loan programs offered and each has their own unique waiting period requirements. Today I will focus on three of the most popular loan products VA, FHA, and Conventional loans. The waiting periods before the borrower is able to once again qualify are as follows:</p>
<h2><strong>VA loans:</strong> Require two years after bankruptcy discharge and 2 years after foreclosure completion. There may be some exceptions to these waiting periods in the case of an extenuating circumstance out of the Veterans control (case by case basis). My team and I are VA loan experts and are here to help you navigate the VA loan process. Over the past two decades we have seen it all and promise to make the loan process as stress free and as seamless as possible.</h2>
<h2><strong>FHA Loans:</strong> Require two years after a bankruptcy discharge and three years after a foreclosure completion. Just as in the case of VA loans, there may be some exceptions available due to extenuating circumstances that can be reviewed on a case-by-case basis. My team and I have been assisting borrowers with their FHA loan for over two decades and are here to help you process your FHA loan in a timely manner.</h2>
<h2><strong>Conventional loans:</strong> Require 4 years after bankruptcy discharge and 7 years after foreclosure completion. Fannie Mae and Freddie Mac are not as flexible as FHA and VA loans when it comes to the waiting periods after bankruptcy and foreclosure, but exceptions are granted from time to time.
