An asset depletion loan is a type of mortgage designed for borrowers who have substantial liquid assets but may not have a regular or sufficient monthly income to qualify for a traditional loan. Here’s how an asset depletion loan works:
- Asset-Based Qualification: Instead of relying primarily on income, the lender calculates how much of the borrower’s liquid assets (such as cash, stocks, bonds, or retirement accounts) can be “depleted” or converted into monthly income.
- Income Assumption: Lenders typically apply a formula, dividing the borrower’s total qualifying assets by a set number of months (usually between 60 and 84 months) to estimate a monthly income figure. This figure is then used to assess the borrower’s ability to repay the loan.
- Eligible Assets: Liquid assets that can be used to qualify for these loans include savings and checking accounts, investment accounts, retirement accounts (with some limitations), and other liquid financial assets.
- No Need for Traditional Income: Since qualification is based on assets, borrowers do not need to prove employment or a steady income stream, making it ideal for those who have significant wealth but might not have consistent income.
