For Veterans, active-duty service members, and eligible military families looking to purchase a home in San Diego, the VA home loan benefit can be one of the most powerful mortgage programs available.

San Diego is home to a large military and Veteran community, and I believe those who have served our country deserve to understand every advantage they’ve earned through their VA home loan benefit.

What Is a VA Home Loan?

A VA home loan is a mortgage benefit available to eligible Veterans, active-duty service members, and certain surviving spouses.

The loan itself is generally provided by a private lender, while the U.S. Department of Veterans Affairs guarantees a portion of the loan. That guaranty allows approved lenders to offer qualified borrowers favorable financing terms.

According to the Department of Veterans Affairs, nearly 90% of VA-backed home loans are made with no down payment.

That can be especially valuable in a higher-cost housing market like San Diego.

Buy a San Diego Home With Zero Down

One of the biggest advantages of a VA loan is the possibility of purchasing a home with no down payment.

A conventional buyer purchasing an expensive San Diego property may need tens of thousands of dollars just for the down payment.

An eligible Veteran using VA financing may be able to finance 100% of the home’s purchase price, subject to qualification and VA requirements.

Instead of spending years trying to accumulate a large down payment, Veterans may be able to become homeowners sooner while keeping more of their savings available for emergencies, moving expenses, improvements, or other financial goals.

No Monthly Private Mortgage Insurance

This is another major VA loan advantage.

Many conventional borrowers putting less than 20% down are required to pay private mortgage insurance, commonly called PMI. FHA financing generally includes mortgage insurance as well.

VA loans don’t require monthly PMI or FHA-style monthly mortgage insurance.

That can make a substantial difference in the monthly housing payment.

For San Diego Veterans comparing different mortgage programs, it’s important to look beyond just the interest rate. The total monthly payment and total cost of financing matter too.

VA Loans Can Offer Competitive Interest Rates

VA-backed loans can also provide favorable interest-rate terms compared with some traditional financing options. The VA specifically identifies potentially better terms and interest rates as one of the benefits of its purchase-loan program.

Your actual rate will depend on the lender, market conditions, credit profile, loan structure and other factors, so Veterans should compare their complete loan options rather than assume every VA lender offers the same deal.

VA Loans Can Be Especially Valuable in San Diego

San Diego is not an inexpensive housing market. That’s one reason understanding VA financing can be so important for local military families.

Here’s something many Veterans don’t realize:

Veterans with full VA entitlement aren’t subject to a VA county loan limit for purposes of determining how much they can borrow without a down payment.

That doesn’t mean a Veteran can borrow an unlimited amount. You still must qualify based on factors such as income, debts, credit, assets, and the property’s appraised value. But the VA confirms that borrowers with full entitlement don’t have a VA loan limit simply because of the size of the mortgage.

That’s an important distinction in a higher-priced market such as San Diego County.

You Can Use Your VA Home Loan Benefit More Than Once

One of the biggest VA loan myths I hear is:

“I already used my VA loan, so I can’t use it again.”

That isn’t necessarily true.

Your VA home loan benefit is not simply a one-time benefit.

Depending on your situation, your entitlement may be restored after a previous VA loan is paid off and the property is sold. There are also situations where a Veteran may have remaining entitlement available even while another VA loan exists.

This is where working with someone who understands VA entitlement and bonus entitlement becomes extremely important.

Before assuming you can’t use your VA benefit again, have your Certificate of Eligibility and entitlement reviewed.

You Don’t Need Perfect Credit to Explore a VA Loan

Another misconception I regularly hear from Veterans is:

“My credit isn’t perfect, so I probably won’t qualify.”

Don’t automatically count yourself out.

The Department of Veterans Affairs itself does not establish a minimum credit score for VA-backed home loans, although individual lenders may establish their own credit requirements.

VA underwriting also looks at the borrower’s overall financial picture.

I’ve worked with many buyers over the years who initially believed homeownership wasn’t possible. Sometimes the answer isn’t “no”—it’s simply determining what needs to happen next.

Even if you’re not ready today, developing a strategy can put you on the path toward becoming ready.

VA Loans Can Help First-Time Homebuyers

Many of the Veterans I work with are purchasing their first home.

The process can feel overwhelming:

How much home can I afford?

How much money will I need?

What credit score do I need?

How does my VA entitlement work?

What is a Certificate of Eligibility?

What happens during the VA appraisal?

These are exactly the questions a knowledgeable VA lender should help you answer before you start making offers.

The VA itself recently highlighted the VA-guaranteed loan as an important option for first-time military and Veteran homebuyers and encourages Veterans to understand the benefit and home-buying process before purchasing.

Sellers Can Pay Certain Closing Costs

VA financing also provides flexibility regarding certain closing costs and seller-paid expenses.

The VA lists limited closing costs and the ability for sellers to pay certain costs as benefits of the VA purchase loan program.

Depending on the transaction and current market conditions, we can evaluate whether negotiating seller assistance makes sense.

The goal isn’t simply getting your offer accepted.

The goal is structuring the transaction intelligently, so you understand your cash required, monthly payment, and long-term financing strategy.

VA Loans Don’t Have a Prepayment Penalty

VA-backed purchase loans also don’t impose a penalty for paying the mortgage off early.

That gives homeowners additional flexibility if they later sell the property, pay additional principal, or decide another financial strategy makes sense.

I encourage Veterans to think about the VA loan as more than simply a way to get a mortgage.

It can be a tool for building long-term wealth through homeownership.

And because the VA benefit may be used again when eligibility and entitlement requirements are satisfied, understanding how entitlement works can become part of a longer-term real estate strategy.
