Todays Housing Market Is Creating Opportunities for Veterans

If you’ve watched the news lately, you’ve probably seen stories about mortgage rates climbing again. Between inflation concerns, global events, and economic uncertainty, it’s easy to understand why so many Veterans are asking me the same question:

“Andre… should I wait to buy?”

After helping Veterans for more than 26 years, here’s what I’ve learned…

The headlines don’t buy homes, people do.

Today’s market isn’t perfect. Mortgage rates have moved higher in recent weeks as inflation concerns, and global uncertainty continue to influence financial markets. Existing home sales have also slowed because many buyers are waiting on the sidelines.

But here’s what many people are missing.

Less Competition Can Work in Your Favor

When fewer buyers are competing for homes, several things begin to happen:

Sellers become more willing to negotiate.

Price reductions become more common.

Seller credits become easier to obtain.

Temporary rate buydowns become a real possibility.

Buyers often have more time to make thoughtful decisions instead of competing in bidding wars.

That’s a very different market than we experienced just a few years ago.

Your VA Home Loan Benefit Is Still One of the Best Financing Options Available

Even with today’s interest rates, the VA loan continues to offer advantages that many other loan programs simply can’t match.

Eligible Veterans may qualify for:

No down payment

No monthly mortgage insurance (PMI)

Competitive interest rates

Flexible credit guidelines

Seller credits that can help reduce closing costs, with VA rules allowing sellers to pay many buyer closing costs and limiting seller concessions to 4% of the home’s reasonable value.

These benefits can make homeownership far more affordable than many Veterans realize.

Waiting Doesn’t Always Save Money

One of the biggest mistakes I see is assuming lower rates automatically mean lower monthly payments.

Here’s the reality.

If rates eventually come down, there’s a good chance more buyers will jump back into the market. Increased demand can lead to stronger competition and higher home prices.

Nobody knows exactly where rates or home values will go next. What we do know is that trying to perfectly time the market is incredibly difficult. Most forecasts currently expect mortgage rates to remain in the high 5% to mid-6% range for much of the rest of the year rather than falling dramatically.

Instead of asking:

“Should I wait?”

A better question is:

“Am I financially ready to buy today?”

Buy the Home… Refinance Later if It Makes Sense

Something I remind my Veteran clients every day:

You marry the home, not the interest rate.

If rates improve down the road, many eligible Veterans may have refinancing options available through the VA that could lower their payment if it makes financial sense.

The important part is securing the right home and building equity instead of waiting indefinitely for the “perfect” market.

If you’re eligible for a VA home loan, don’t let today’s headlines convince you that buying is impossible.
