How much money do I need? Can I buy with no down payment? What credit score do I need? How much can I qualify for? Should I talk to a lender before looking at homes?

For Veterans, active-duty service members, and other eligible military borrowers, there is another important question:

Should I use my VA home loan benefit to buy my first home?

In many situations, the answer may be yes.

The VA home loan can be one of the most powerful home financing options available to eligible first-time homebuyers. It can provide qualified borrowers with the opportunity to purchase a home with no down payment, no monthly private mortgage insurance (PMI), and flexible qualifying guidelines.

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs and available to eligible Veterans, active-duty service members, and certain other qualifying borrowers.

The VA doesn’t typically lend the money directly. Instead, private lenders make the mortgage, and the VA guarantees a portion of the loan.

One of the great things about the VA home loan benefit is that you don’t need previous homeownership experience to use it.

In fact, the VA loan can be especially valuable for a first-time homebuyer because it may eliminate one of the biggest obstacles to homeownership:

Saving for a large down payment.

Can a First-Time Homebuyer Get a VA Loan With Zero Down?

For eligible borrowers with sufficient VA entitlement, a VA loan may allow you to purchase a home with 100% financing and no down payment.

That’s a significant advantage.

Consider a Veteran looking at a $600,000 home.

A conventional loan requiring 5% down would mean a $30,000 down payment before considering other closing expenses.

With eligible VA financing, the required down payment could potentially be:

$0.

That doesn’t necessarily mean you’ll need zero dollars to purchase a home. There may still be closing costs, prepaid expenses, inspections, deposits, and other expenses associated with buying a property.

But eliminating a large down payment can dramatically change the homeownership equation for a first-time buyer.

Do VA Loans Have PMI?

VA loans do not require monthly private mortgage insurance (PMI).

This is another major advantage for eligible first-time homebuyers.

Many low-down-payment conventional mortgages require mortgage insurance when the buyer finances more than a certain percentage of the home’s value.

VA financing works differently.

A VA funding fee may apply depending on your circumstances, although certain eligible Veterans and service members may be exempt.

Not having monthly PMI can help reduce the monthly cost of financing compared with certain other low-down-payment options.

What Credit Score Does a First-Time VA Homebuyer Need?

Here’s an important VA loan fact:

The Department of Veterans Affairs does not establish one universal minimum credit score for every VA-guaranteed mortgage.

Individual lenders may establish their own credit requirements.

This is why you shouldn’t automatically assume you can’t qualify because your credit isn’t perfect.

I’ve spoken with many potential homebuyers who waited to apply because they thought they needed a 700, 740, or even higher credit score.

You don’t need perfect credit just to have a conversation about your options.

If there are credit issues preventing you from qualifying today, the next step is understanding what those issues are and developing a plan for addressing them.

How Much Can I Afford With a VA Loan?

This is one of the most important questions to answer before you start looking at homes.

Your qualification can depend on several factors, including:

  • Income
  • Employment history
  • Monthly debts
  • Credit profile
  • Residual income
  • VA entitlement
  • Current interest rates
  • Property taxes
  • Homeowners insurance
  • HOA fees, if applicable
  • Other financial obligations

The maximum amount a lender may approve and the monthly payment you’re personally comfortable making aren’t necessarily the same number.

What Is VA Residual Income?

VA loans look at something called residual income.

Residual income is essentially the amount of money remaining after certain major monthly obligations are considered.

The VA uses residual income as another measure of a borrower’s ability to handle the financial responsibilities associated with homeownership.

This is one of the areas where VA financing differs from many other mortgage programs and another reason why working with someone experienced in VA lending can be helpful.

Should I Get Pre-Approved Before Looking at Homes?

Yes. Getting pre-approved should generally be one of your first steps.

A VA loan pre-approval can help answer questions such as:

How much home could I potentially qualify for?

What might my monthly payment look like?

How much money could I need at closing?

Are there credit or income issues that should be addressed first?

Do I have sufficient VA entitlement?

What price range should I give my real estate agent?

The goal is to identify potential issues before you find the home you love.

That’s why I tell first-time Veteran buyers:

Get your financing strategy in place before you start seriously shopping.

What Is a VA Certificate of Eligibility?

Your Certificate of Eligibility, commonly called a COE, helps establish your eligibility for the VA home loan benefit and provides important information regarding your entitlement.

Many first-time buyers aren’t sure how to obtain their COE.

That’s okay.

You don’t have to figure everything out by yourself before contacting a VA lender.

As part of the VA loan process, your eligibility and entitlement can be reviewed so you have a better understanding of your available benefit.

Can a VA Loan Cover Closing Costs?

A zero-down VA loan doesn’t automatically mean there are no closing costs.

However, VA financing provides options that can potentially help with certain costs.

Depending on the transaction and applicable VA requirements, sellers may be able to pay certain closing costs and provide allowable concessions.

How an offer is structured can therefore be important.

This is where communication between your VA lender and real estate agent becomes especially valuable.

The goal isn’t simply getting an offer accepted.

It’s structuring a transaction that makes financial sense for you.

What Types of Homes Can I Buy With a VA Loan?

VA financing may be used to purchase eligible properties that will generally serve as the borrower’s primary residence.

Depending on VA requirements and the individual property, this can include various types of homes.

Property eligibility matters because VA financing has requirements related to the condition and use of the property.

If you’re considering a condominium, for example, there can be additional VA considerations.

Before assuming a particular property will work with VA financing, it’s smart to have the property reviewed with your lender and real estate professional.

Are VA Loans Harder to Get Accepted by Sellers?

This is one of the biggest concerns I hear from Veterans.

Some buyers have been told that sellers don’t want VA financing.

VA transactions can absolutely compete successfully.

A strong pre-approval, knowledgeable real estate agent, experienced VA lender, clear communication, and properly structured offer can all make a difference.

A Veteran shouldn’t automatically give up an earned home loan benefit because of outdated misconceptions about VA financing.

Can I Use My VA Loan Benefit Again After My First Home?

Yes, potentially.

This is one of the most misunderstood VA loan benefits.

Your VA home loan benefit isn’t necessarily a one-time benefit.

Depending on your individual circumstances, entitlement may potentially be restored and reused.

Some Veterans may also have remaining entitlement available while another VA-backed mortgage is outstanding.

So your first VA home purchase doesn’t necessarily have to be your last.

For some Veterans, understanding how entitlement works can become part of a longer-term homeownership and real estate strategy.
