The Ultimate Guide to VA Home Loans
The Ultimate Guide to VA Home Loans
What Is a VA Home Loan?
A VA home loan is a mortgage option backed by the U.S. Department of Veterans Affairs, designed to help eligible Veterans, active-duty service members, and certain surviving spouses purchase, build, or refinance a home. These loans often feature benefits like no down payment, competitive interest rates, and no private mortgage insurance (PMI).
Who’s Eligible for a VA Loan?
To qualify for a VA loan, you must meet specific service requirements:
Active-duty service members: At least 90 continuous days of service.
Veterans: Meeting minimum active-duty service requirements based on service period.
National Guard and Reserve members: At least 90 days of active service.
Surviving spouses: Eligibility varies; consult the VA for specifics.
Additionally, you’ll need a Certificate of Eligibility (COE), which verifies your entitlement to VA loan benefits.
Key Benefits of VA Loans
No Down Payment: Qualified borrowers can purchase a home without a down payment.
No PMI: VA loans don’t require private mortgage insurance, reducing monthly payments.
Competitive Interest Rates: Often lower than conventional loan rates.
Flexible Credit Requirements: While other lenders may have their own credit standards, we can go down to a 580 mid credit score.
Limited Closing Costs: The VA limits the fees lenders can charge. We do not charge any lender fees…Period!
VA Loan Limits
There are none anymore. If you qualify for the loan amount, we fund your loan.
Refinancing Options
Interest Rate Reduction Refinance Loan (IRRRL): Also known as a “streamline” refinance, this option allows you to refinance an existing VA loan to a lower interest rate with minimal paperwork.
Cash-Out Refinance: Refinance your existing mortgage—VA or non-VA—to a VA loan and take cash out of your home equity.
